You work hard, get a decent paying job and now you are eligible for a decent amount of mortgage. But, the challenge has just begin. Getting a good house that suits your need is no easy feat which involves great many factors. But hunting for a house is not your only job, is it? Well you have other things to take care of, isn't it? I firmly believe that some of my good karma has bought me in contact with Pankaj. He made the entire home buying process so easy as if I was buying a sofa. Being a new migrant, I had no idea of the home buying process, the kinds of house in Canada etc. During our initial meetings, Pankaj helped me to understand the process in a very simplified and articulate manner. He offered me his suggestions, on what I am eligible for, based on my current financial condition and my lifestyle. What kind of home would suit me and my budget. Area depending on my work location. The pros and cons of finalizing on a particular neighborhood. A brief about the current housing market and scope to upgrade/downgrade in the future. Proximity to schools and hospitals etc. Once I had these factors sorted out, the time arrived to book the showings. Since, I was working remote I had decided to move to Kitchener which was around 70 kms form my current residence. Pankaj was kind to book the showings based on my convenient times and was always proactive and punctual during the showings. He did sufficient research of the properties and the neighborhood I was interested in, always managed to book a showing for the same. We did just two visits to Kitchener and saw a total of around 25 properties before shortlisting my home. While we were travelling back home, we decided to send an offer for one of the house. Pankaj promptly parked the car and made the offer right there. Can't say enough of his commitment and dedication. He is very knowledgeful about deciding on the offer amount. I felt that the amount he had quoted was less and I thought someone would bid better than me. I urged him to increase the offer but he was very sure that he had quoted the correct. The next day my offer was accepted even before the bidding began. He surely saved me around 25K. Once the offer was accepted, I had to apply for mortgage to the bank. He helped in contacting to some of his trusted bank people. Being a new migrant, I did not had a long credit history. But the agent he had introduced me to managed to get it approved with the necessary documentation and explanation letters. Pankaj was constantly in touch with the bank agent and managed to get the job done. This was above and beyond his job responsibility and he went out of the way to get the mortgage approved. His suggestions during the post mortgage approval were very useful during the transfer of ownership process. He also had great contacts when it came to contractors/handyman, I wanted to convert one of my 2 piece bathroom to 3 piece and Pankaj helped me in finding the right contractor. This entire, very hectic house buying process couldn't had been smoother without Pankaj. He made it so simple and enjoyable at the same time. Very committed, transparent and conscientious in his work I would recommend Pankaj and rate him the best.
