Nicely shaded with mature trees and a good location. Very clean and well taken care of RV park. But... We felt like we were being watched. Not a place where you feel welcomed and relaxed. The managers should not be in the hospitality business. They seem bothered and annoyed by their guests. As other reviews have stated. We were in a motorhome and had access to a car while we were there. They did not have parking for us in the park which was no problem but when we drove the car in to drop off groceries, literally two minutes, the manager confronted us and said that the vehicle was unregistered on private property and we couldn't drive it in. The only vehicle registered there was our motorhome. We were told to carry our items in and that's what everyone else does. This seemed quite unreasonable to us. He was a bit to confrontational for my liking. Also, they would not give us loonies for the laundry, as we were told they only give change for dollar bills not for quarters & toonies. I asked why and was told that their bank charges them to deposit change. WTH The vibe there is uncomfortable and we won't stay there again. However, I'm sure they don't care.

Unfortunately we did not have the best experience with this campground. We were booked for two weeks with two other family’s. All of our sites were very small, with loud road noise and a very small picnic table for our family. Upon arrival the manager was rude every time we talked to him. He is a micromanager and feels the need to back everyone into their stalls. Myself and all of our neighbours were annoyed about this as we did not need someone to be rude, talk down to us and back us into our stalls. All he needed to do was to explain where he wanted us. When we asked for change we were told, no, and that they had things to do at the moment. He wanted us to move our truck (to back someone in) and we mentioned our 11 month old was sleeping and need to wait to go into our trailer and they rolled their eyes and scoffed at us. Not a family friendly resort. Other than that it was okay but I know we will not be back.

We stayed here for 8 nights earlier this month. The person who greeted us was friendly and helpful, and showed us our spot. He helped me park our 30' trailer perfectly in the site and showed us the laundry, showers, bathrooms, and so on. Pat, the lady who handles the reservations was similarly helpful - when taking payment, she told us all about the Kids' Day at PeachFest happening that weekend. There are a few rules to follow, but no one ever yelled at us or caused us any concern. We were politely asked to use our propane fire pit on the concrete patio instead of the gravel or green grass, and our kids were asked to stop riding their bikes around when it got dark. The smaller size of the park was very comforting to us - we could let our kids (3, 5, and 7) ride their bikes around the looping roadway without letting them get out of our sight. The location is fabulous - right across the street from Skaha Park and Sudbury Beach (which in my opinion is the nicest beach in Penticton). It's also convenient to the end of the Penticton river channel, and walking distance to a cold beer and wine store and convenience store. Wal-mart and other major stores are a short 5 minute drive. The park is well maintained and groomed, with lovely trees providing shade, and is well-lit at night. The secured access for guests only was also appreciated. The bathrooms and showers are spotlessly clean, and all services/water pressure at the sites worked flawlessly. My one complaint and this is the reason for the 4-star review, is that the pond/marsh that the park is next to can give off a pretty bad odour when the wind is right. I'm not sure what could ever be done about this, but just be aware. That said, we would definitely stay here again.

We were camping at a nearby campground in the extreme heat (Wright's - don't stay there!) and they did not have enough power to run our air conditioning. Luckily, Oxbow was very accommodating and able to fit us in last minute. The owners are so nice, they really care about the customers and the sites there. There was way more space than our previous campsite and the power worked great! It was quiet, easy access to the beach, safe. We loved it and will definitely stay here again and recommend to anyone!

Managed to get a 4 night stay at a moments notice but did need to move after 2 nights due a site being reserved which was no problem. The owners Pat and Jim were very accommodating and tried to get us onto a nicer pad when we asked about it. Nice place, lots of ducks there and so close to the sandy beach. Be careful with your stuff outside at night as 2 bikes (not ours) were stolen the last night we were there. We will be back.

I recently stayed at this RV park despite the reviews. I feel that an honest and current review will assist those looking to decide as best as they can when visiting for the first time. Keeping in mind I have no pets, no kids with me , I don’t smoke/ vape, I only have one vehicle, travelled solo and didn’t feel the need to fight anyone or make the six o’clock news. Pros- without question this is a beautiful Park and in a great location. It is very well kept with extremely clean washroom and large showering facilities. There is a pond that has character with coy, beavers, heron, etc. I find that it was really peaceful. I didn’t find noise to be an issue as I was not on the side closer to the road but the long wall seemed well constructed and the town was essentially dormant at 10pm. There is easy signage for locating sites, garbage etc. There is new management and I truly can’t say enough about them. I had no issues getting loonies, help with local attractions. There is a gate that is electronically controlled which is not accessible into RV park after 11pm providing added security. There is an area for pets where they can do their business. The showers were hot but I wouldn’t have been upset if they were hotter. Cons: without question there is a sense that there are excessive rules which takes away from any warm and fuzzy experiences unless your partner hasn’t shaved. I can see how one would get a sense of walking on egg shells. There is no reason that this Rv park should have so many empty spots during peak season. Access to the park after 11 is a tough one given all the reasons why someone would need to arrive later. Speaking to others about the different pet rules based on size of pets or dropping off groceries and a few random things that didn’t apply to me but could see how it would deter one to avoid this Rv park. My understanding is that the owners have a rigid business expectation. I don’t see how any management could thrive in such an environment. Essentially I felt that I had a great stay without any hitches but I don’t think given the “feel” you get from the RV park based on how rigid they are, it would be appropriate to give five stars.

We wanted to escape the heat wave and made a spontaneous decision to visit Penticton. We were worried that we wouldn't find any tent camping sites and decided to try Oxbow RV Resort. We were a "walk-in" and the management was friendly and was able to accomodate us (2 adults + 2 young children). It is clear that the campground is well taken care of, and the bathrooms are very clean. The trees that line the sites give shade which is perfect during the hot weather. We appreciated the wooden fences that separate since they provide privacy. Overall, we were extremely pleased because we had a quiet, peaceful and relaxing experience!
