The lowest quality house my family has ever owned. The staircase in my unit has lowered because it wasn't secured properly. They were trying to lift it and support it from the bottom. One big joke. Had to constantly and repeatedly ask to have the warranty repaires done. Some I finished myself. Builder still owes the buyers $500 deposits for the last over 7 years and they just keep brushing me off every time I contact them. They say they are waiting for a survey from city of Brampton, but I contacted city and they said the project is long complete and there is nothing the builder should be awaiting for from the city of Brampton. It is an Italian Family business / mafia that is nothing but a bunch of liers and croooks. STAY AWAY FROM THEM! Only in Canada a business like this can not only exist but strive, and that is only because they are croooks. They made me "rent" the unit I purchased for 3 months just so they can be the first owners and claim 13% tax credit which, as a buyer, I should be claiming. Thieves!!! Can't stress enough - STAY AWAY!!!

ALERT ALERT ALERT, if you are buying a new home from these guys, you must read this. Muriland Homes is by far the worst builder I have ever dealt with. Highly unprofessional staff both in sales and site offices. Dealing with sales staff after the papers are signed is a nightmare. Their selection meetings are total waste of time, first they will have very unprofessional staff to assist you, second they will have no options available in standard packages and everything is either out of stock or discontinued. We selected from the very few available options and even those were not delivered. All the tiles in our washrooms, kitchen (floor and back splash) are not what we selected. Their excuse is that those models were discontinued by the time they were ready to install. Instead of letting us choose from new stock they installed whatever they wanted. They delivered the house 3 months after the original promised date and still unfinished. Doors are missing trims, unfinished hardwood stairs, closets have no racks. Paint job is poorly done, windows have cracks. They left a toilet with a leaking flush which we had to get fixed on our own to avoid water wastage. Basement already has water leakage in 2 spots. Over all there is problem with pretty much everything in the house. The quality and finishing is horrible. No one from their team has made any attempts to resolve the issues even though a PDI list was filled out. The contractor on site would lie every time I go see him. Bunch of liars and unethical people with no customer server and manners at all. I completely agree with review listed below and I wish I had read these before wasting my money and time with these guys.

Another ***** 5 Stars UPDATE March 28th Monday Muirland Holmes has exceeded my expectations once again, I went in for my appointment to pick all of the tiles and colors and kitchen cabinets. After purchasing a new home typically you go into choose all the options available from the builder to suit your taste, they call it the Decore center. Tiziana was wonderful to deal with, and very knowledgeable in-home design. She helped us choose all the colors the tiles the cabinets, we are very happy with our choices of finishes with her professional advice. Again I have been reading all the reviews as I have invested a lot of money, I have went by every week to check on the progress of them completing my home. The workmanship is great I don't see any problems thus far. They're working quickly as I requested to have a quick closing, once again thank you very much. This builder has built over four phases, after reading all the negative reviews I still took the plunge and purchased with this builder. To my surprise the sales rep Edward and the builder we're great to deal with, they did not put any pressure and we're very helpful with making our decision. Edward answered all of my calls as I called him over 100 times throughout the process. Keep up the good work so far so good now looking forward to moving in

Hi. This is not acceptable. I live in my home almost 8 years. This builder never did anything what was on the list to fix from Tarion warranty in my house. Also deposit after 8 years i did not received. In their head office is person which can not speak English she is only saying that she does not know who is the manager.I have send many letters and Mark came sometime and promised that something will bee done, but after a half year nothing is done for me. The worst company I ever bought the house from. ZERO POINTS

Caution Not an ethical builder !!!!! First they negotiate the price then ask for a draft. Upon receiving the draft they know that buyer is firm 100% interested to opt for the property. Then they hold the draft for 10+ days and upon follow up come back with a price increase. In fact they don’t want to share any agreement documents for the lawyers review and come up with unnecessary levy charges in name of city or closing cost. Overall not a professional builder and not trustworthy to give our hard earned money.

This builder is not fair at all, we bought a town home from them in 2012 and have send several reminders, emails,fax, calls to refund our grading deposit back but no action has taken yet. I checked with City and they provided me assumption date and By Law # 83-2012 and they said money has been released to builder and we should contact our builder for re-reimbursement .We visited their registered office too but we were not allowed to even enter the office. I checked with some of our neighbours too but nobody got their refund back. Please think twice when you buy from these kind of builders who are not honest in their dealings. I would like to give them negative rating but unfortunately that option is not there.

I purchased my home in 2011 from Muirland. We were young and it was our first home. The sales guy Tony was kind of rude at first. We chalked it up to us being young and perhaps he felt we weren't serious. After the decision was made to purchase the home, Muirland was nice enough to let us pay the down payment over a few months. After we moved in, the builder was mostly responsive to deficiencies that we were facing. At the time, the builders workers were still working in the complex and were easy to get a hold of. The home came with an HVAC system that was bare minimum (at best) to push air to the third floor of the triplex. Also, the unit that was installed was recalled by the manufacture shortly after the home was taken over from the builder. We didn't know at the time and now have to live with it. Makes for cold winters and hot summers. We have installed ceiling fans to mitigate the issue while we save for a whole new HVAC. The exhaust vent coverings used on the back of the house are a dimension that is not carried by any hardware store in Southern Ontario. A lot of them are breaking now, 9 years later, and when i couldn't source the size, i called Muirland. The person on the phone told me to go to Home Depot and when challenged that the advice didn't help, i was promised a call back. No luck. The builder didn't care to help. I was able to finagle my own solution but feel bad for my neighbors that are less handy. The point i'm trying to make is that some parts in my home, don't seem to be locally sourced. Its unclear what else i may come across over the years. The Windows started to degrade within 5 years. The hinges on some windows are completely rusted off at this point. I don't feel its due to poor usage because, as mentioned above, our HVAC sucks and its rare windows get touched. I have spoken with another builder, a family member, and they cannot find a record of my windows being installed. Its unclear where they were sourced from or who installed them but they are of poor quality. As an example, when there is a bird across the street, i hear it as if my window is opened. The city of Brampton assumed the property in 2012. I have been chasing Muirland for my $500 deposit back for years. Every time i call, i get a different excuse. My story sounds exactly like the others on this review page. It's likely that legal action will need to be taken to get my deposit back but i wouldn't be surprised if i am not the first to go that route. In closing, we didn't get an inspector when we first bought the home because we felt that buying a new home would be a safe bet. In hindsight, perhaps an inspection could have highlighted the HVAC, poor windows and other things that an untrained eye my not see. Do your homework.

Bad sales and customer service. House quality is same as every other builder.. like somethings make no sense like the toilet paper holder 5ft away from the toilet you can fall off trying to get it. These guys can be sneaky especially the guy in the steeles office. I gave 1 star speaking from experience, buy from another bigger builder if you have a choice.
