The Bank of Canada reviews the overnight lending rate and reports any changes 8 times per year. Typically, if any changes occur upwards or downwards it will be by 0.25% at a time. The COVID-19 Pandemic did shift this trend by dropping over 0.25% at a time.
The overnight lending rate impacts the variable mortgage rates as the lenders set their prime rate based off the Bank of Canada’s overnight lending rate. When the bank of Canada increases the overnight rate, we will see prime increase, thus increasing variable mortgage effective rates.
