Great building, well built, decently maintained but the wrong person to be heading up Strata. Investors should look elsewhere.

Great place to live, convenient location, 5 mins walk to the beach front, Rotary and Gyro parks. Very close to the H2O centre and green belt. It's also very quiet at night. Great Neighbourhood!

If you value your sleep and sanity, this is not the place for you. Constant sounds of what can only be described as elephants stamping above you. Don’t expect to sleep before 1am for months on end and don’t expect the property management to do anything about it or the neighbours when they knowingly keep you up.

Awful, awful place to live if you are not Lyla Cambridge who is president of the strata council and on the biggest power trip and highest point of her entire life. Lyla will knock at your door until you answer, even if you are asleep, with your child, or going to the bathroom. She won't call, she won't text.The place is okay appearance wise (although they are so cheap they don't run air conditioning in hallways at all and the carpets everywhere are filthy). The atmosphere is ok, if you don't mind busy body lonely people spying on you from all sides of the complex. These women harass you until you feel uncomfortable living your daily life. The blonde larger woman on floor 2 in 3735 with the little chihuahua (poor pup) is so fake and god awful. She spends her days rubbing her grubby face in peoples business and making lies up, including harassing families if she hears a baby cry, to evesdropping outside the doors. This woman has even blocked MULTIPLE people into the parkade assuming they are criminals when really, strata isn't doing anything about the fact that someone was almost stabbed by a break in confrontation. Everyone else in the building is relatively friendly so its quite a shock when it comes to those two specifically. Over all, do not rent or buy here, biggest mistake ever.

Constant break ins to the parkade. Had to replace car windows 2x in the last 3 months from break ins, as have many neighbours. Strata told us we should "feel lucky" it doesn't happen more. One camera in the garage points outward and that's it. The building security is absolutely compromised and strata won't do anything about it until they see this review most likely.

Building is nice, Strata is a joke. The entire fob system for the building complex is compromised and the strata president has acknowledged that there are too many fob's in hands they don't belong in and that's a contributing factor to why there are so many break ins in the under ground garage, but refuses to take any action. Camera system is also lacking with massive gaps in coverage. A person had a knife pulled on them in the underground garage because thieves are so aware that this building complex is a great target. They hired a security guard one time and when he sat in the clubhouse all night, the idea was abandoned instead of improved. Again, nice building, too bad you need to add an extra $250/month to your living expenses to replace smashed car windows and stolen items.

My girlfriend and I have lived here for almost a year now. So far we’ve had a really good experience. I’ve seen a lot of reviews on here talking smack about Lyla but in our experience she is great. She does her job to enforce the rules of strata. We had a deep freeze on our balcony that we found out wasn’t allowed. Lyla called us up and told us it needed to be moved. She’s firm for sure but she wasn’t rude. On another occasion we left a laptop bag on my motorcycle seat in the underground parking while we were out of town. We called Lyla and asked if she could grab it and hold on to it for us while we were gone and she was more than happy to. We were very grateful. As for the sound issues I’ve read in other reviews, we got lucky enough that the people living around us are very quiet. If you live in a condo underneath a family with children there’s nothing you can really do. That’s a risk you take when living in a condo/apartment. The storage space in the underground parking is awesome. Most of the other residents smile and wave and seem friendly. The clubhouse is cool and has a pool table. I’m sure there are some Karen’s on strata council who power trip but I assume that’s the case in every condo building. At least it was at Discovery Bay where we used to live. We plan on eventually buying a suite here as we really like it.

I've been living here for almost two years now, and it's definitely been a mixed bag. For negatives, yes, the strata is quite strict (and often rude), but as long as you are a good tenant and follow the rules, you have nothing to worry about. My biggest issue has been the noise due to the very apparent lack of adequate soundproofing. I live below a family with two young children, and I get to listen to every stomp, drop, run, and tantrum. I can even hear one of the parents snoring at night. Apartments three times as old as this place have better soundproofing. For positives, the location seriously couldn't be better. Right in the heart of lower mission and close to all amenities. Not to mention Rotary Beach is a 10 minute walk down the road. The common areas of the complex (inside and outside) are well-maintained. I also really like my place. It's modern and spacious with lots of storage room, nothing negative to say about that aspect really.
