Beautiful building. The woman I met with was great. Answered all of my questions and even offered to go up to take photos of the views from different apartments for me.

Do not sign a lease at Lot 6 with Ironclad. The fire alarms are constantly going off in the middle of the night for no reason. I’m paying $2000 in rent and I can’t even sleep at night. Will not lease with Ironclad again.

Summary: could be worse, could be better. Depending on what’s important to you, the rent might seem a bit expensive. Biggest pro is the public transit convenience. Biggest con is the soundproofing (for me, anyway). Pros: 1.Extremely close to the Fort Rouge bus station so if you take BLUE/47 anywhere it’s great. 95 is also just down the road which takes you to either Polo Park or Grant Park. 2.Unit layouts are great. Studio feels spacious and comfortable. If I had a roommate, I wouldn’t hesitate to consider the two bed two bath option. There’s also an in-suite laundry for every unit. 3.Seems actually big dog-friendly. I’ve seen shepherds and labs around and never heard any complaints about owning a big dog here. The dogs I've run into are also pretty well-behaved, if that's a worry for you. Cons: 1.Soundproofing leaves much to be desired. One of the leasing agents I spoke to said there’s concrete between floors for sound isolation, but it does feel non-existent. If your upstairs neighbour walks heavily or has kids, you’ll definitely know. I think you might even hear the people above them. 2.Management seems busy. It’s easy to get in contact with them but I rarely get a response back if it’s by call or email, even if they say they will. Usually solved by just going to the office directly to speak to someone in person. 3.Hydro bills are significantly higher than their estimates, which seems odd to me given that I and the other tenants I’ve spoken to are generally only ever home in the evenings and anything that can be switched off is while we’re out. Just something to be aware of when considering your monthly budget. Things you might want to know: 1.Building did have fire alarms going off quite often for a bit in the first months, seems to not be an issue now. 2.Apparently access to the lobby from the basement carpark is not secured (will edit if this is untrue), so if anyone gets into the carpark they can get into the building, effectively. Heard some stories but I’m not sure how much of it is true.
