In one case case, Larlyn failed to provide competent services by not paying an invoice for the corporation’s fire protection services provider, which resulted in a cancellation of services, not making contributions to the corporation’s reserve fund, as well as other allegations. Additionally, Larlyn failed to respond to communications from the Board of Directors, as well as other issues of unresponsiveness.

★ ★ ★ ★ ★ These guys are extremely unprofessional, and not considerate. I live in a high-rise, which has glass panels. These "property managers" were contracted by our building (360 Square One Dr) to transfer the heating to cooling in our building. The building was told on Monday that it would be completed for Friday, when Friday came, these guys had not started any of the work and said it would be delayed until Monday. It is currently 32 degrees in my apartment and they failed to provide notice so the tenants inside the building are able to arrange for alternate cooling. In fact, so much so that the manager who is responsible for overlooking the work decided to take a vacation day on Friday instead of working.

★ ★ ★ ★ ★ I had very good experience with Larlyn Management company. After a leak from the roof in after hours In my unit at PCC-4, was able to contact them quickly. Your Property Manager Onelia Lippa arranged to get the Roofer to inspect the leak next day. Due to snow on the roof & high winds/freezing they went on the roof next day & did the patch work job to stop leaking.
It leaked again & spread to lower level area & walls. Property manager Onelia sent the roofer same day & they stopped the leaking. They also said that roof is in very bad shape.
Onelia also assured me that she will send someone quickly to fix the damaged interior ceilings of both floors & related walls.

It’s like I’m fighting tooth and nail with “Jade” just to get a response to an email or to get information on what’s included in my maintenance fees. Really wish my condo had better property management because dealing with this company has been a nightmare. 100% don’t advise unless you like waiting weeks for simple responses.

Every owner in our condo received a notice from Rogers today, warning us that all our services (internet, cable, etc) will be cut by the end of the month, due to lack of payment by our property management. We were also informed, by another source, that our water bill is over $10,000 outstanding. So we pay Larlyn hundreds of dollars in maintenance fees, every month, for what exactly? To lose services??? Unbelievable. Avoid these charlatans like the plague.

★ ★ ★ ★ ★ Absolutely the worst property management company. Fraser lovatt would take vacations without mentioning to leaving a message about his absent and leave the building to solve it's issues, meanwhile I just moved in with no garage opener or direction. In two years it is consistent behavior of ignores emails and calls. Complete useless person. He couldn't even attend our yearly meeting to discuss all the issues. Quite the coward. Our financial statements are incorrect and because of this our maintenance fees have increased. We have a much better property management company now.

We fired Larlyn 8 months or so ago, it wasn't that long after you let him go. He was there for far too long and there were multiple complaints about his absence, communication and overall professionalism. Do not own or rent from Larlyn, they ignore unacceptable behavior from their employees and have provided little to no help with the issues they have left behind for documenting invoices and missing funds still ongoing.
