M	MIke Mildorn on Google ★ ★ ★ ★ ★ Steven is a great guy in person. On time, pleasant etc. But i do not feel that his appraisals are correct. The banks I was using to refi properties sent him to appraise the units. Appraisals came in 20-25% below market value, and in one case he indicated that a legal, permit granted, approved by the city secondary dwelling , with occupency permit was an illigal unit. Save yourself alot of grief, if steven shows up to appraise your property. Just say thank you, but no thanks and leave. Its just not worth it.

H	Hassib Reda on Google ★ ★ ★ ★ ★ Absolutely terrible company. Owner/appraiser is arrogant and bases his appraisal on a few pictures and a measuring tape outside the house. On top of that takes nearly 2 weeks to provide a document I could draft in a few hours (I use to do such work in the US). Pretends to have some superior God given talent but really just compares to prices of other properties that aren't even an accurate reflection of your property. It's unfortunate this is the company my bank deals with or else I would have never called them.
P	Pierre LeBlanc on Google ★ ★ ★ ★ ★ Dealt with Steven Rocca, who was sensitized to the urgent need for an appraisal. After our first contact and agreeing to conduct the appraisal, several attempts were made to reach him by phone, voice messages and email which were all simply ignored. After approximately two weeks of persistent attempts on my part , he eventually contacted me advising he was unable to provide the requested appraisal. Total lack of courtesy, unprofessional and a waste of my time. I would absolutely not recommend his services.

The appraisal was done (or so they claimed) and I was told I had to pay the $452 fee to release the file so I may have my appraisal result. The payment was sent within minutes and, 4 months later, still no appraisal result. I have emailed and called since March (we are now in June) and nobody has ever gotten back to me. Zero stars would be given if possible.

Significantly undervalued the property compared to others on my street who had recent appraisals. I had to have two appraisals done because my mortgage broker mislead me (apparently a "buddy" of Steven's), and Steven charged me full rate for the second one just to update a few details in the report. So much stress added to what should have been a simple mortgage renewal.
