DO NOT RENT FROM HUDSON MEWS. Absolutely horrible. I hired a professional move out cleaning company and paid for $400. Like other reviews said here, I also got charged for minimum 4 hours of cleaning. They also require you to use a specific blinds cleaning company. When I called the company, they immediately know you live in the Hudson mews/walk. It sounds like the only business they get is from these rental buildings. Basically do not expect you will get any deposit back. And I also agree with other reviews, the whole management team is extremely rude. Another warning is this place constantly have fire alarm evacuation.

Just wanted to take a minute to leave a review about The Hudson Mews building, I'm going on to my 3rd year as a resident in the building, and I have nothing but good things to say about it! The changes that have been implemented Have been noticed and welcomed with the new owners (Townline Homes) ! The building is always in a great state, the presence of security giving you the piece of mind of safety and just the overall feeling in the building is wonderful, from the fellow tenants, neighbors to the new Resident manager Natasha who goes above and beyond, doing everything she possibly can to ensure that everything is taken care of and your living experience is the best it can possibly be while residing at the Hudson Mews.

Under new management since April 1, 2021. Great downtown location close to shopping, eateries, cafes and more. Safe and secure building with video surveillance and security patrol. Pet friendly with a dog run. Close to public transit. Building is kept clean and the lobby is inviting. The downtown Hudson District is welcoming, vibrant and full of life. A great place to live.

I’ve waited over a year since moving out to see if I still feel angry at the absolute bottom tier, rude, and ineffectual management of this building. And I do. TLDR - never move here. Friends do not let friends move to Hudson Mews (or Walk 1/2 - same rental company). I have lived in multiple downtown condos over the years and Hudson Mews is, without a shadow of competition, the absolute worst experience I have ever had. Look at all the negative reviews. The Victoria rental market is NOT insane enough to warrant ever moving here. If you have a good job and good references, you WILL find a place. Don’t move here out of misguided fear like we did. We stayed 2 years here only because we had a pre-construction condo being built and knew the experience had an end. Had this not been the case, we would have broken our lease a month in. Be warned. You will be dinged for everything on moving out. Even if you leave the place in better condition than when you move in, the move out inspection (which - contrary to RTB rules - takes place with you outside of the unit) will find something to charge you for. We hired professional cleaners and the abusive β€œpeople” from Peterson still found faults. We were sworn at for our β€œpoor” cleaning. In contrast, all previous rentals we have lived in *praised* us for how well we cleaned everything. The building itself is of poor construction with hollow walls, cheap appliances, and an overall low quality feel. Despite Peterson’s ability to find fault where none is warranted when you’re moving out, the building itself is poorly maintained and bylaw violations go unpunished. The live in caretaker herself has 3x more dogs than are permitted by the bylaws, and allows her dogs to urinate in common areas. I wish I was making this up... Packages are routinely stolen from the lobby. Evacuations from faulty fire alarms happened so much that the Victoria fire department levied a fine against the building owners. Noise complaints about neighbours are met with management saying YOU are lying (despite video). The maximum rent increase is levied each year, again despite zero upkeep. Multiple requests for basic maintenance to our unit were ignored. Again, I wish I was making this up. You can find a much better value by looking at condo units rented out by private landlords or one of the more reputable rental agencies. There is no reason to rent at Hudson Mews. You are paying downtown rates for slumlord living.

Cannot recommend this place any less. Poorly planned and managed. Within the next two years the north and east sides of the building will be facing two other buildings (both over 20 storeys) making for an exceptional lack of privacy. But for now, every morning there is the lovely sound of construction starting at 7am! Was rented a unit with many issues, but took it as a last resort. On the move out inspection was charged for the preexisting damage that was there already. I recognize this is a very common excuse from renters and understand people may not believe that. But just wanted to share it as a warning for any future tenants. This whole district is a cash grab being run by people trying to turn it into something you would see in a bigger city. Highly recommend finding a different place!

I only lived at the Hudson Mews for one year, but since the change in management from Peterson to Townline it has been a huge improvement (thank you Natasha!). When I first moved in, the unit was extremely clean and freshly painted. There were quite a few fire alarm issues as well (almost weekly for an entire month), which was quite annoying. Besides the construction going on, it was generally pretty quiet. I never heard my neighbours below, above, or beside. It’s not too noisy on the street either in the evenings. There is security patrolling the buildings too. I would not get parcels delivered to this particular building as the mail area is exposed and some packages have been stolen. It is a pet-friendly building (no breed or size restrictions) and there is a clean dog run out back which was perfect for when I got a puppy. Unfortunately during my lease, silver fish were in my unit and after having it exterminated twice it didn’t fully resolve the problem. I would encourage any future tenants to make sure you keep the place very clean and tidy as cleaning fees are costly (Mr Clean Magic Erasers were my best friend upon move out).
