Surprisingly quiet, even though it's right on 15th Ave. The apartment is up-to-date and the managers are very friendly and helpful. It's cat-friendly, and has lots of windows. It is the nicest apartment we've ever been in. We're so happy to live here and call it home.

Things have changed a lot since 5 years ago. The manager only enforces the rules when it suits them, and the majority of the time they will not. Their process for application is appalling, it affected my credit score!!!! And on top of that, when I was moved in by the primary lease holder initially thinking everything was square (giving deposit, references, etc) I was verbally THREATENED the NEXT DAY with eviction by the manager even though I had paid money and completed and application which she lost! OH, and don't bother asking for Rent receipts. They won't bother (I've literally been told "I'm not doing that" by the manager there), and they love accepting cash only....makes me wonder if there's some stingy things going on. Most meetings I tried to have and plan with the manager were ignored or she simply wouldn't show up or call me. Then she had the balls to say that me not meeting her was grounds to strongarm the co-tenants into eviction!! Where she claimed ignorance and refused to speak to me as an applicant. Apparently the cotenants and her had history, but this woman caught me square in the middle. My credit and references were perfect by the way. I'm studying and working part time and on a reservist military scholarship. Believe me, I let my superiors know that this is upsetting my studies, and they have recommended I use the residential tenacy branch appeal process to obtain at least some of my rent back. Though I won't get back my stressed out few days there. I've met many landlords in my life and managers were usually better to get along with. This manager is a pathological liar who does not issue ANY written paper trails to her tenants (warnings, reciepts, etc, don't expect them), ignores policies set in place when it suits her (like what I got caught in the middle of) to have rent paid, and tells half truths to her superiors. Funny enough I had a good conversation with her to discuss what had happened and to get things squared away properly, only for her to rudely and abruptly cease all contact with me for future meetings. This kind of double standard two-faced behaviour should NEVER be tolerated especially towards a perspective tenant / client! The moment I met her and started asking too many questions I got a bad feeling. This place is a huge red flag and a disaster waiting to happen with the current management. DON'T DO IT. Maybe other Kelson places are better, but this place is NOT worth the risk fellow students.
