I recently leased an apartment here and I am very pleased with the service and unit. I was helped by Esam the leasing agent. He was very helpful and professional. He helped me and my family find our first home in BC! I will definitely recommend anyone who’s looking for an apartment to check out Fraser Flats.

Whatever you do, don't rent here. The building itself is very nice and was well built by Wesgroup. When Wesgroup ran the building it was well run, with friendly and helpful building managers. Since the new company Capreit took over it has been a nightmare living here. Rude and disrespectful building management who are self serving, downright hostile, and have zero respect for tenants. Issues don't get fixed, complaints don't get addressed or if they do there is zero follow up. The property itself is not being well kept and the only work being done is Capreit affixing their logo to the walls. People beside you are smoking on their balcony despite there being a "no smoking" policy? Too bad! People above you making excessive noise at 3am? Too bad! You also need to be prepared for RTA violating suite entry agreements should you ever decide to move out. Capreit will want to have blanket coverage from 10am-4pm to enter your suite in order to show it to a "walk in" I continue to live here as of writing this while we wait for our condo across the street to be completed, but each day is increasingly harder to stay in this building.

The rent is overpriced. The management staff offer little to no help. You have to hound the staff to get help or results. They do not reward good tenants. The club house and gym have been closed for months with no reduction in rent. The monthly fire drills are overkill and super annoying.They are currently having issues with their utilities provider which may result in tenants having to back pay for their utilities. Don't rent from Capreit, their primary focus is their bottom line. The canned response below doesn't help me at all.Ive tried contacting your senior management team with no response or help. It was a challenge to even get their contact information in the first place. The staff safe guard it and refuse to provide it to tenants. If you want to help me, have your senior management team reply to the emails I've already sent them.

Had parking board and parked in the right place. But the person who lived in this apartment or the apartment manager called the towed company to towed my car for no reason. My friend lives in this apartment. When he has the problems and hopes to get help form the apartment manager. They never care and never solve the problems. They get money from us and never help us to solve problems. It’s a really bad manage department. The only advantage of this apartment is that this is a new company. Except that, everything is bad.

I lived in fraser flats for less than 2 years. It was built by wesgroup and has very fine finishing. We currently live in a different tower also built by wesgroup, so I can really tell the difference. While we were living there, capreit solved our day to day issues including fridge and electrical outlet etc within reasonable time. We moved out almost a year ago because we needed bigger space and found a convenient one. Amy from Capreit did the move out inspection for me. She was really nice and professional. However, I am writing this review for a different reason. Today I got a call from Amy that an important document has been delivered to my old address. Even though I have mail forwarding, for some reason Canada Post didn't forward it to my new address, may be they considered it parcel or pre-paid, that I don't know. Anyway, I was anxiously waiting for this document to arrive. The current renter, a good Samaritan, upon receiving the document, contacted the rental office and Amy from rental office reached out to me right away. I thank them for their prompt service and helpful personality. It saved me from lot of trouble.

Honestly, the leasing management is awful. They should be doing their best work for customer service when they are dealing with future tenants such as myself...sadly that wasn't the case. They are super disorganized, unresponsive, they don't have their own information properly in order. They promised me and held one unit, and then gave it to someone so I had to choose another. And then the rental prices, details of the unit, etc. were all mixed up in different conversations I had with them. When I asked for all the details in a written agreement in writing, it took them forever to even get that for me, AND it was the wrong information still. As well, Capreit is so terrible, they should not be claiming that they "make renting virtually easy" as they forced me to have someone hand deliver the cheque deposit instead of mailing or e-transfer which is how literally every other company is doing it these days. My roommate and I ultimately made the decision to pull the plug and ask for our deposit back as we would much rather deal with a better management office anywhere else. When I initiated this conversation, they pretty much said "okay" and hung up on me the first opportunity they got without allowing me to speak. I would have given this 1 star, but Fraser Flats is actually a nice looking property that could have so much more potential despite the deserted location and really bad management.

We recently moved in to Fraser Flats and it has been very good experience so far. I want to say thank you to the management. They have been very helpful. Me and my partner were new to Vancouver and arrived late on the weekend. From what I understand, Esam, the leasing agent, came on his day off just to move us in, and in general he has been very accommodating with all our needs. The building is also relatively new, our flat is quite spacious and all appliances are neat and in great condition. I am happy so far!

We have moved out of Fraser Flats after living there for 2.5 years. The community of Fraser Flats is great and we made a lot of friends there. This is why it was especially difficult to move. That said, we moved out for three main reasons: noise, pollution, and heat. The building is unfortunately situated at the intersection of two major truck routes, which means the heavy truck traffic is a constant and its roar, inescapable. With such heavy traffic also comes exhaust, dust, and air pollution, which together with the noise prevented us from using our balcony even once in 2.5 years. Finally, the large windows in the corner suites are not tinted or reflective in any way leading to the heat skyrocketing on a sunny day, even in the winter months. As they say: β€œlocation, location, location” and Fraser Flats just happens to have particularly bad location for any kind of enjoyment, peace, or quiet.
