Fleming Property Management

Jessica was awful!! Fleming admitted to have untrained agents who “aren’t kept in the loop” about their apartments amenities. They take far too long to get back to you and aren’t afraid to be rude. They are extremely judgemental towards students who are applying for their apartments. Would not recommend to anyone, Especially if you are a student. Beware of Jessica’s wrath!!

Management started off great but over the years it declined. Issues would go outstanding for months or not get fixed at all. They started renovating other units during the 5 years I lived in the building, and I feel like they were trying to push me out so they could charge a new person more. Karen offered no flexibility on the move out date, yet wanted me to notify her if I moved out early so they could clean the unit....I handed my keys in at the last possible minute.

Whenever my room mate and I have had an issue in the apartment, Fleming has always been very quick to send somebody to help out. They are always professional and friendly and get the job done in a reasonable amount of time. When I needed a new FOB for my building, I had it in my mailbox within a couple of days and the lady who helped me out was extremely polite and pleasant. Overall really great building management. Everything always looks clean and chic in the building. Thanks FPM!

Easily the best landlord I've ever had. Only downside is you can't paint at all and they're quite strict about that (removable wallpaper, however, is a decent substitute). Very quick to resolve issues and the places are nice. All the employees they've ever sent around are very nice, polite, and do the job well.

PSA: they offer gift cards to residents in exchange for positive reviews. they are older buildings where things break frequently, and they are very slow and unresponsive in fixing them. Also very rude and unaccommodating - do not care about their tenants. save yourself the frustration !!!

If you are renting from Fleming Property Management, they are great. Unfortunately, once you give notice you will be leaving an apartment, they schedule showing without proper notice and do not respect times - especially if you are working from home. There should be a good relationship between tenant and ownership when a tenant decides to leave; however, they are not accommodating at all.

The property management is awful. They have no people skills and they don't care about you. Make sure to sign a lease and get everything in writing. They also take forever to fix any kind of maintenance issue. The laundry machine was broken for months on end.

At this point, the honeymoon is over. Fleming Property Management is not as good as we expected. The reviews on Google are paid for. We received a gift card in the mail a month after moving into our apartment to write a review. Well, here is your honest review: Fleming is slow to address maintenance concerns. For example, our bathroom had black mold for months before they did anything. The apartment has no active ventilation, which is illegal. The kitchen doesn’t have any ventilation except the window. If someone moves out, expect noisy demolitions as they renovate the old apartments so that they can charge more for rent. For example, an apartment that used to cost 900 CAD went to +1800 CAD per month (2022). We get unannounced wakeup calls at 7 AM so that they can do demos. They are willing to jeopardize everyone’s living situation. This is gentrification. When the landlord blocked the bike room with a fridge being repaired, they assured us that it would be moved eventually. It took about a week. This was also a fire hazard because it blocked the only exit and obscured the fire extinguisher. Some people rely on bikes to commute. They use your apartment building for 'guests' that want to park downtown for free. If they can't rent a place fast enough, they will setup an Airbnb. Good luck on building security. The reason laundry is free in our building is because FMP decided that coin operated laundry was attracting too much attention by the local riff raff in the neighborhood. Our apartment building has been broken into twice that I am aware of. People break in to steal laundry money. Fleming only fixes the washers/dryers when someone damages the coin handler. They don’t bother to clean them. The simplest prevention method would be to ensure that the main doors are secure. On the good side, they seem to enjoy maintaining a garden and have a cleaning person wash the main floors from time to time. Garbage is also well taken care of. We like that the other building tenants are quiet. Living downtown next to two grocery stores makes it convenient and we have access to a train (when it works). I really wish Fleming was more forthcoming with communication and concerned with their responsibilities. Apologies are not solutions. This family business seems to own too much of downtown and their customer service suffers as a result. Sadly, this public review seems to be the only way to get through to them.
