After moving to my new house I received a personal letter from them asking me if I wanted to sell my house to a prospective buyer. I have never heard of a realtor doing that. That means they went through recently sold listing. Used their personal and confidential information from MLS to sollicit. I understand realtors leaving calling cards in mailboxes and that the market is hot but this may be unethical.

Representing myself, the agent Dario Wharton from this company endeavored to get me to sign a document indicating he was MY representation forcing the buyer to pay the agency %2. When he actively worked against my best interest. Disregarding my concerns, insisting that this property was a great deal regardless of them. The property was closed on then Dario messaged me if those papers were not signed the house would go back on the market..... He even told me to run it by the lawyer. I did, and she told me what I knew IT COULDN’T go back on the market. Undaunted he continued to try, and his BOSS even called me. Trying the argument it was needed to “close the file”, and he asked about having a lawyer view it. Called his bluff too, “If you signed this before the closing date, you would be responsible to pay commission. However, since the buyer representation agreement was not signed prior to your closing date, you are not required to sign it or to pay the agent a commission. The agent represented the vendor and did not represent your interests in this transaction." from the lawyer. Texted Dario about the conditions not being met for sale as outlined in the CONTRACT. 'Would love to help you Kurt, but I'm tired of your disrespectful behavior.' He texted. 'For not being taken advantage of?...' Replied. He then called, and CURSED me out. My girlfriend could hear, and was astonished at his lack of professionalism. Have the digital correspondence, and am not hard to find. If the buyer is not responsible to pay then the seller is required to pay another % if those papers were signed, so WATCH YOURSELF if on either side of a deal with this company.
