I approached Butler 3 months in advance of my BMO renewal last year about switching my mortgage to them, I went through the approval process and I was told everything was set and I was provided with the terms by Will Butler. Then their communications suddenly stopped. After several unanswered messages I had less than a month before renewal so my options were limited. Fortunately BMO gave me good renewal terms. I will never deal with Butler again and would not recommend them.

All information was passed to Butler and within a few days things started moving along and then it was done. No hassles, no issues! A good experience for me and will return on my next renewal! Thankyou for making a large task very easy for me!

★ ★ ★ ★ ★ Unauthorized credit check done without our consent!
We had a good experience with Will Butler in 2015. It had been 5+ years so we wanted to see if it was still a fit. We were connected with his colleague David Pucci, who we gave all of our financial information including debts etc, unfortunately did not give us a comprehensive understanding of our situation. We asked Will to talk to us and after he did not call us over 3 different times that he had committed to we emailed asking if he still wants us as a client. We heard nothing over a week and decided to go else where.
When reviewing something completely different with our bank, they notified us that Will Butler and his team had done a hard check on our credit report without our authorization! We were shocked, when we reached out to resolve this, he told us that it was "implied" and that he would no longer contact us. We will not being using his services!

★ ★ ★ ★ ★ 1)Difficult to get a hold of (perhaps too busy?)
2)They asked for information that the financial institution later told me was completely unnecessary (don't need a downpayment to refinance) and refused to answer why they needed it but refused to process.
3)Butler is also the only broker I've ever used that insisted on me signing a document that guaranteed I would pay them a fee if the mortgage didn't close.
4) Didn't adjust my quoted mortgage rate even though rates went down before I signed.
On the positive, one of the staff I talked to was very pleasant and friendly.

★ ★ ★ ★ ★ I decided to do a mortgage renewal with Butler Mortgage. This was better service than the major lenders I've had in previous years. Everyone was very attentive to my needs and answered any questions I had. Email response was always with an hour or less and they always told me if they were going to be away for the day. They paid for the appraisal compared to other major lenders that wanted me to pay for it instead. Would recommend it to anyone getting a mortgage or to renew with them.
