One of the best buildings I have ever lived in. The staff is amazing, responds and act on any request right away. All the facilities are great gym, laundry and there is a fireplace as well, although heated parking would have been the cherry on top but no complaints. Really happy to find this place

The building is extremely loud. There is constant construction and people yelling. The walls have no sound proofing whatsoever. Management is rude. They have entered my apartment on several occasions without warning, or proper notice. It always smells like cigarettes. Everything is cheap quality and falls apart/breaks down after a year.

My husband and I have been living at Britannia by the Bay II for about 6 months now and moved there directly from abroad without getting the chance to visit. We are SO happy we chose this building. We have one of the central apartments that has a large living room and the almost floor to ceiling windows are a great feature. The vinyl wood imitation flooring is very easy to clean and looks terrific. The dishwasher in the large kitchen is a definite plus! Now that the leaves are falling, we even have a view of the river and Gatineau hills. The neighbours are in general very respectful of each other and we've never heard excess noise. There are many dogs living here, we ourselves have some, and everyone we've met is dog-friendly. There's a little green park just across the access road so no need to walk too far for them to do what they need to do. Would wish though that everyone could pick up after their pooches but anywhere you go, there's always got to be a few that are above picking it up... Maintenance-wise, we are extremely impressed. The maintenance staff is always working on preventive maintenance and the gardening is always well cared for. The windows and patio doors were resealed this summer and the facade looks very refreshed. The elevators will cause troubles once in a while (to be expected) but are normally quickly repaired. We haven't had any maintenance issues so far with our apartment so I couldn't comment on response time but any time I send an email with a question, it's generally answered within 30 minutes. They include a window a/c which will keep the living room/kitchen area cool but unfortunately doesn't reach the master bedroom. Next summer we'll either get a portable unit or sleep again in the living room for a few weeks. No biggie! I've noticed the previous comments on Kim. Yes, she can be very direct and blunt at times but her quality of service and very quick response time more than makes up for it. She and her team have to work with hundreds of residents on a regular basis, from many cultural backgrounds and with diverse preferences. I would probably end up with a bit of a short fuse too! Planning on staying here for quite a while :) Edited 2 years later: Still living here and never have regretted our decision. Other than the occasional non-welcome whiff of pot by a neighbour who doesn't believe the rules apply to him, we've had no negative experiences. Preventive maintenance continues to impress us and we've had no issues whatsoever with our apartment. New Metro Supermarket next door should open soon and in a few years the O-Train will pass about 400m away. Haven't been really bothered by the construction on either side, other than an increase in dust in our apartment. Worth the bother IMHO!

I've lived here for nearly 2.5 years. The team here runs a very tight ship and it was truly a privilege to reside in this building. Maintenance requests are addressed quickly (usually same-day), I never saw any pests, and the apartments have features that are rarely seen in other buildings (fireplaces, dishwashers, A/C). I only had a few brief interactions with staff but they always acted professionally. This is by far the best apartment I have ever lived in, and had my work situation not changed I would have gladly continued to call this building home.

The whole team that runs the building is great. I have mostly dealt with Dan and Kim, though. They know their stuff, and get the job done quickly. There is at times a lot of construction noises, but understood, as they're trying to upgrade the building. I appreciate everything they do to keep our building clean and safe. Thanks guys!!

My husband and I moved to this building about 9 months ago. The management and the staff are amazing, kind, and committed. The building is well-maintained and clean almost all the time, we haven't seen any pests at all. Our apartment is comfortable and well-equipped with fireplace, dishwasher and AC. We love living here!

I have lived at Britannia By The Bay since July 2021 and have found it to be very clean and quiet. Management changed in January 2022 - Karey and Fern are attentive and friendly. The location is perfect.

Beware the shady rental agreements. RealStar will advertise and quote you one price for "rent" but look carefully on the lease agreement they send you, it will actually have a much higher price for the "lawful rent" with a corresponding 12-month "discount" that brings your monthly payments back in line with the advertised rent. This shady practice let's them raise the rent at the end of the lease by more than is normally allowed by the LTBO and far beyond inflation. Also beware the "prompt payment discount" they also "reverse discount" into your "lawful rent". This is just a way to charge a "late rent" fee, which is normally illegal to do. "That which we call a rose by any other name would be smell as sweet" except there's nothing sweet about late rent fees. I suspect these borderline illegal practices wouldn't actually stand before a LTBO tribunal, but it's still not worth signing on with such an unscupulous landlord and rolling those dice.
