You should read your reviews Aquilini maybe then you wont have so many rentals available on craigslist, its like a revolving door there, based on peoples experiences I will be giving all your buildings a wide berth.

Lived here for 2 years now. Choose a unit facing the marina or you won't be sleeping when either of the two stadiums have games/concerts. My only big complaint is that the faucet and shower head have the tiniest openings imaginable, and they don't allow tenants to change them.

Do yourself a favour and read the reviews for the west building - it’s managed by the same people and it was an absolute nightmare living there and they do everything they can to take at least 70% of your damage deposit when you move out (even if you only lived there a year and the place was in great condition - it’s a RENTAL for goodness sake) worst move out process I’ve had in a rental in Vancouver so far. Also the worst living. I wish I could attach all the photos of my unit that they still took 70% of our damage deposit from. The balcony’s are impossible to clean so OK fine charge me for a partial clean. Then she ran her fingers all along the counter to find this tiny chip (literally as big as a damn bread crumb LOL) and says that will be a $275 charge to fix. Like what? That tiny chip is not from damage or neglect, it is from normal wear and tear. Wear and tear isn’t a thing here. I moved into our new building and it had a few things of wear and tear that they told us about and we noted them and all moved on our way. That’s how it should be. Not at Aquilini, they want you to pay for it to be 100% perfect even if the new tenants wouldn’t notice that TINY CHIP. She asked us “would you move into a place with that” and I was like “how would anyone ever see that with their naked eye lol”. She didn’t see it with hers, she used her fingers to find it and my guess is they do that to everyone to keep your damage deposit. It is the MOST STRICT building I’ve ever lived in. I move a lot so I have had a lot of experiences and this place just felt like crooks trying to take as much of your money as possible at all times. We are much happier in our more chill building with management that actually chats and jokes with us. Good riddance Aquilini!

I have been living here more than a year. Every single time for Canucks games, Whitecaps, Concerts, BC lions games and so on... you have to line up to enter your parking lot. So annoying... and very noisy for Concerts. You cant sleep until the concert is finished.

Welcome to Aquilini South, where they will do anything in their power to make your stay as uncomfortable as it can be. Pay $2000 or more a month for a 500 sq ft unit and you will be treated like you pay $0. Anyone that works in the office are there to just take your money. They only work there. You won’t feel welcomed. Only person who is quite welcoming is Dmitry who is the building manager. But only one of him vs the other unpleasant Aquilini employees. When we looked at the unit only one was shown at a certain floor. This very young teenager was showing it stating the price and that it will be on a higher floor. When we called back to say were interested and if we could see the unit. They said it’s not available to view but the rent is a little more. Parking stall is also extra $250. (Sounds luxurious right?). We were anxious and in hopes that this would be a nice place to live in.. here goes more: When we first moved in there was no clean done. The inspection was super quick small stains that were left from the construction weren’t ticked off on the inspection (this was used against us when we moved out). Only 1 FOB is given - figure out a duplicate yourself. Time to do this is only during your 9-5 hours so good luck if you’re busy making $ to pay for rent. In the unit, you could hear your neighbours and always smell what they’re cooking. There is a gap underneath the door so if the smell (which ours smelled like they were cooking squirrels) is in the hallway, get ready with some nose plugs or the stink being in your unit for a few hours to all day. I was woken up by this many days of the week. They were going to take a look at it but there wasn’t anything done. Pleasant. Once a month, they are required to inspect your place. Doesn’t matter if you’re home or not. Apparently also noted by law. But we didn’t have ours until 3/4 months of moving in. This also has to work convenient around their time. Packages. Any couriered deliveries - only if you’re home and your buzzer is working. Otherwise you will be playing delivery tag with the courier company. Or have good luck picking it up at a further location. Parking passes for visitors. Very limited and always have to be in the mailbox returned on time at 9am the next day. 9:01 or later you will get an email and your privileges will be taken away. You will also get a call from Aquilini with You have to give the licence plate number and make on the day of request. If you decide to change the plate or someone else parks even with the pass showing, your car may be towed. These are always warned by email. This is only available on two options: Monday-Thursday or Friday- Sunday. These passes are also left in your unit while you’re at work or away. So someone from Aquilini walks into your home and leaves it without anyone present. This was in the contract and was a concern for us. The gate that enters the parking garage was broken a few times due to someone’s truck smashing into it. They had a security guard from CSS that guarded the gate. They were all super rude and ignorant. If you would like to enter the gate, they will interrogate you until you’ve proven yourself to live in the building. Even if you have a FOB/KEY. There has been two instances someone has broken into the storage area as well. Security is an issue here. There is no loading bay in this building. There’s always issues parking in Griffiths Way. Signs everywhere that say no parking or stopping. So you have to park across the street to load all your heavy belongings. Have fun moving in or out. They will only accommodate 2 hours - if something goes wrong, you’re late etc that’s on you. Good luck and there is nothing they can do to help. Gym equipment doesn’t work properly. Once you’re on the treadmill be prepared to deal with staggering. There isn’t a locker to store your belongings or any place to put it if you’re working out. I’m sure there’s plenty of other places you can find decent living at this price. Pay less even!!! Don’t waste your time. Watch out for Elisa from Admin. She was very rude.

I love Aquilini South! Have been here for a year. Beautiful views, gorgeous rooftop, amazing location (close to the seawall, Parq, Chinatown, Downtown, Yaletown, Olympic Village and skytrain), new building, spacious gym, very limited visitor parking that needs to be requested in advance, high rent and all worth it.

TL;DR This building has some fairly cheapish rent for Vancouver, and you get exactly what you pay for. Most of the 1 star reviews are fairly accurate. Maintenance The building is in ill repair. After living here for 2+ years there is not a winter where the heat does not fail, or a summer where the air conditioner does not fail during critical periods. Tenants have been hitting temperatures of 15 in the winter, and 35+ in the summer. The elevators are also in poor repair, there has not been a 6 month period where all three elevators have been in service in the past 2+ years. At times there have been two elevators out of service, which has caused delays of more than an hour to ride the elevator up or down. There are also numerous reports of water damage, most recently one that caused the entire lobby furniture to be removed, and fans to be installed in the lobby. Management Management is at best one step below the standard “quality” that we expect from every Vancouver apartment management team. During outages of the essential services, the building has done little to offer compensation to their residents to accommodate them for their inconveniences. However, if you are one day late on your rent, you may receive a “polite” request noting that your rent is due. Covid protocols have been at best laxed. The government only made a “strong recommendation” that residential buildings enforce mask policies. Management in this building chose not to enforce this policy until December 2021, almost 2 years into a pandemic. Other issues have been management posting poorly worded, or diagrammed signs to further confuse residents of this building. I have seen my fair share of management completely disregarding any sort of Covid protocols, not wearing masks properly, or even at all, crowding onto elevators etc. Living This building is loud, you can hear almost everything in this building, from the Georgia way viaduct, to Canucks games, to any event in the parking lot (Cirque du Soleil, festivals, film sets dropping metal pipes/setting off fireworks, etc). I have given this building a 2 star review as the building has not yet fallen over yet.
