Since this was my first time buying a home he wasn't 100% clear on everything I needed to do.
Also, I bought my house during the winter. When summer finally rolled around I went to turn on my air conditioner and found that there was a problem. I asked for his advice on whether I had a case or not and he stated yes. He offered to send a letter for me, but that came at a cost. I elected to try contacting the previous owner myself since the realtor had their contact information. The previous owner unfortunately decided not to respond and I decided to try and pursue through court. However, Mr. Adleman has still to this day not returned any of my calls. I'm lead to believe that because I chose to try and resolve the issue on my own he is now refusing to help me and he is the only way I can get the previous owner's new address.
I certainly will not be going back to him the next time I buy a home.
