I have been a resident here over 2 years now and definitely recommend their team! Their level of service, attention to detail and the way they engage with me as their client is better than any building I have ever lived.

My family and I have been living here for over 2 years by now. We rarely had any issues, and when we did, the building manager, Aida gave us a solution to the problem at the exact moment we told her. The neighborhood is very friendly for the most part, we never had any issues with anyone. We love this place and when we move out of here, we will certainly miss here.

I live at 737 Carnarvon and it is poorly poorly managed. The building manager is extremely rude and has no respect for the tenants. The building has BEDBUGS on multiple floors that she will not treat- she blames the tenant and tells them not to tell any of the neighbours. The bedbug issue has been going on for years, ever since the building manager began managing this place. You will frequently see old mattresses dumped by the garbage because she won’t treat the suites with infestations. Sometimes brown water comes out of the taps. I’m not sure if it’s the sewer system mixing with the taps or if the water boiler is expired but it happens often to the point it will clog the filters on your taps and shower. The building manager will use the elevator key so that only she can use the elevator, leaving 19 floors to share one unreliable elevator that frequently breaks down. Need a parking spot? Those are only available for the tenants who pay the most rent- you’re out of luck if you don’t have one of the newest renovated apartments, even if there are parking spots available. You will also never get a full 24 hours notice if the building manager wants to enter your suite. Don’t even think about renting here unless you like paying $1900+ for a one bedroom and being eaten alive by bedbugs!

We're living in Canada for two years, and this is the best place at all. It's good for dogs and cats. The only inconvenient is that there's only one and two bedrooms available. On the other hand, there are bigger units that includes a den. But the most amazing thing is that in this building we have the best building's manager, Aida. She's helpful, and always tries to give you good options regarding your requirements. If we have to move to a three bedrooms apartment, we are going to miss this place a lot. Our first home in Canada in different aspects: the unit and the manager.

POST 1 OF 2 I had a terrible experience living at 737 Carnarvon due to its poor management and the company's questionable business practices. The building manager, Sylvia, was extremely rude to me and treated both myself and my roommate disrespectfully. Despite being conscientious and kind tenants who have always paid rent on time (and even gifted our building managers with a Christmas gift), we were met with the most disrespectful behaviour I have ever encountered. I'm not one to post reviews because I'm weary of the effects it has on businesses, but I found our treatment so heinous that I feel obligated to report it. Think carefully before moving into this space! Upon moving into our apartment, we were promised by the previous building manager (I believe her name was Aida) that we'd receive both a new oven and dishwasher as the current ones in the unit were in bad condition. We have proof of this via various email exchanges and we also have video proof of the unit's condition upon moving in. However, the management never completed this request (despite multiple verbal AND written requests via the online MetCap service). I'd also like to note that the original building manager failed to give my roommate and I an official inspection of the space, meaning: it would have been impossible for the current manager to know the condition of the space before us moving in. According to tenancy rights, this is an error on the building manager's end, which would result in our retrieval of the FULL deposit due to their mistake. This, of course, is not what ended up happening. Upon ending our lease and arranging for our inspection with Sylvia to receive our deposit back, we paid a cleaner to come into the space and ensure that it was up to standards. We matched the paint of the unit, sanded and filled in any holes in the walls. We swept, mopped and cleared the space entirely. When it came to the date of inspection, Sylvia visited our space and immediately accused my roommate and I of leaving the space in terrible condition. This couldn't be further from the truth! I have lived in several apartments and have never had such a strict building manager. It became clear to me quickly that the term "reasonable wear and tear" was not part of Sylvia's vocabulary. I also found out during this meeting that the building does NOT pay for cleaners upon the tenants exit. They expect the tenant to clean the space entirely for the next people to move in. I find this practice questionable, since my roommate moved into a dirty unit (the walls and shelves were dusty, the cabinet door was broken, none of the appliances were switched as promised and the washroom had significant water damage). Despite all of this, we made the best of what we had. Sylvia went on to claim that a small sud mark on the sink and a pre-existing stain on the bathtub warranted for them to charge us 2 hours worth of service time - to be docked from our deposit. She also blamed my roommate and I for the condition of the dishwasher and oven, despite us repeating multiple times the situation we were in. She refused to look at any of our proof and shut down any ideas we had for resolving the issue. She kept telling us that she 'did not care' and that everything was 'dirty' and 'disgusting'. Despite our efforts to ameliorate the situation, Sylvia ignored us and repeated that we could 'take it up with the court'.

POST 2 OF 2 (Re: Jocelyn Wong) What offended me the most about this encounter was that Sylvia made multiple assumptions about my roommate and I's lifestyles. She asked us: "Why would you move into a space with such a disgusting oven and dishwasher"? To answer her question: Both my roommate and I are full time students and workers. We chose our space based on timing, necessity and cost of living. We were also promised better living conditions upon the signing of our lease. She pointed to the spots she deemed dirty in the space and asked us 'how can you live like this' - as if our standard of living were sub-human. As a person of colour and someone who has had to financially care for them self from a very young age, I found her words and tone extremely harmful. It is nowhere near appropriate for a building manager to comment on their tenant's lifestyle. To top it all off, it has been over 3 weeks and we have yet to receive the deposit cheque in the mail - which she negotiated with us on til we agreed upon a REDUCED payment. It's not about the money for me. It's about the level of respect I feel tenants deserve. If you care at all about treated like a human being, I would not recommend moving into this building. Some extra experiences we encountered: -The washer and dryer almost never completed it's job, making us pay additional funds just to get semi-dry clothes. -They refused to place security cameras in the mail room, so multiple homeless people stole packages from the building which could not be retrieved or compensated for. -Sylvia came up to our space, screamed and accused me of knowingly disposing wood pallets in the garbage area. We were never aware that we were not allowed to place them there, as we had seen other tenants doing the same. She threatened to end our tenancy and charge us multiple thousands if we didn't remove them by a certain date. Instead of asking us kindly, she treated us like criminals and insisted that they had video proof of us committing said crime. If you can afford to stalk your tenants and the things they leave in the garbage area, why can't you put a camera in the mail room? -Sylvia's partner, the maintenance person, came to our unit multiple times to check our broken dishwasher. Instead of hearing us out, he accused us of not knowing how to use a dishwasher and failing to clean it. He didn't believe that any of our maintenance requests were valid. -Upon dealing with Sylvia during our final inspection, she demanded that I treat her more kindly due to her older age. I only respect elders who treat me with equal respect. It has been weeks since this encounter has occurred, but it's left an extremely sour taste in my mouth. I suggest this company to reflect on its values. I will not be moving into a MetCap space ever again.
