★ ★ ★ ★ ★ I live here. Rent is a little above 2K. Place is great for nearby complexes like the mall and community center. The most disappointing is the lots of water repairs with barely 24hrs of notification.
Edit - cockroaches, weekly repairs, watershutdown, management is bad. It's really hard to recommend and the rent is getting higher. Parking is also a risk since there's a lot of robbers and break-ins.

★ ★ ★ ★ ★ I feel this is the coldest place in Toronto. You can feel the winter inside the house and see the ice on the window glasses during winter. This is not a place to live a healthy life.

We lived there for 3 years. The management was good initially but now its terrible! Every week they shut down water without proper notice, no security, lots of break ins and the rent is higher than most of the buildings in that area!

★ ★ ★ ★ ★ Good look from outside. Reality come to when you occupied the apartment. Poor management., Lot of leaks on windows and need to use own heaters during winter if need to stay inside.. Also the elevator work so slow and you can cook a meal while waiting?

★ ★ ★ ★ ★ Living in this building is worst than living in North Korea. There is water shutdown at least once every week to no avail. None of those maintenance activities are giving any results as we hardly get hot water in units. There is no proper heating system and air enters through living room windows. It feels like u r in outdoors. No queries will be addressed. Rentals keep going up despite these poor living conditions. 65 forest manor is a living hell. One star is quite too much for this building, but unfortunately google wont let me give a zero or lesser.

★ ★ ★ ★ ★ I've lived here for more than 5 years, unfortunately. This apartment building is a mess, management can not do anything proper. Once, my parking spot was illegally occupied by someone for the few weeks and management could not do anything about it. Another time, they have cleaned the parking without notice and my car was covered in dirt. They currently doing renovation, but it is just cosmetics and will not eliminate major issue this building has. The window frames are like 40 years old and there is a strong wind drafts. The mold is another distinctive feature if this building. Definitely not recommend this place.

★ ★ ★ ★ ★ A very honest suggestion, please don’t waste your money here. Pathetic service is the least to say. The building Management barely cares about you. These conditions are unliveable. I have been experiencing hot water issues, the windows aren’t season friendly - you will feel the cold air coming in the room from outside which negates the heater effect. I have been tired calling the Cognir Management for help but the assistant tells me that she would communicate to the Regional Manager but your issues would barely be addressed. The building has a history of thefts and still the management isn’t bothered. Please don’t waste your money here, you would find a better place around this building for the same price. Another thing is the water outage, you would have one water outage every week and still the issues won’t be resolved. I feel bad for the Building Manager that she has to answer to each and everyone who comes to her with issues.

★ ★ ★ ★ ★ No proper heating inside apartment, there are clear snow flakes on the window inside the apartment. Can’t live in those units, had to buy heavy portable heater to heat the bedroom and hall area.
The whole building sucks, they are renovating it luxuriously
Wish they would have spend those budget doing wise and useful thing.
