Just looking good from outside, but no consideration on living conditions of future tenants. Take, for example, their new building on Saint Johns street in Port Moody. Yes the one across Toyota dealership and beside Dairy Queen. North side of building right on St Johns = constant noise (30k cars/day here) and no sun (North exposure ??), no parking either. East side = constant drive in for DQ customer and underground parking entrance, so almost as noisy as at Johns. South side = back entrance in back alley with just few parking spots, almost no windows on this side excepted on corners of building, BUT as noisy as on St Johns street due to 24\7 parking ventilation intake; may be even worse at night than facing St Johns! Good luck to all the tenants on this Southwest side. West side = facing the mosque, parking or wall of their building. Consequently expect every Friday evening very very busy place for 1\2 the west side (+ remember CONSTANT noise from HVAC) and no sun for the other west side, and on top of that the bottom condos are under ground level (call that cave dwellings, yes you'll be a troglodyte!). So you see, nice trees and bushes around, fresh paint inside must not blind you on getting you inside this place. You'll be disappointed, mark my words. Edit: photos, videos and comments posted here to assert my review have been censored by... I let you guess! Go on the site by yourself and then you can add a 'like' on my review!

Don’t ever think about buying from their properties! Good looking rendering or display home but built with the cheapest materials in the world! too bad .. cause beautiful houses and area .. but they could have cared a bit more about people! We’re a buyer of their Burke mountain project (Rocklin on the creek) and we’re facing too many issues because of the design deficiencies and cheap materials that they used! They are so fake that they removed all my comments from their instagram page!!! After being in this new home for less than a year, the kitchen cabinets around the cooktop stated to peel because they couldn’t use a cheaper one!!! and this is what I received as an answer from their customer care manager’s office : β€œ Unfortunately, Canterbury Kitchens will not warranty this.”

Moved into The Moody on St. John's about three months ago and have been very happy with the communication and service provided by German, the Building Manager, and Kevin, the Building Maintenance person. They've both been responsive, helpful, and friendly.

We had our walk-thru at Baycrest on the Rise today with Kevin. He was very knowledgable about the development and our unit. Kevin showed us all the details of our new home and was patient with all our questions as this is our first home in Canada. At the end of the walk thru, Kevin quickly provided us with the inspection report with all minor fixes we identified during our visit. He was also able to quickly provide us access to Homeowner portal.

EDIT: I have now taken possession of the place (Feb 2022). Overall, the workmanship is quite good and aftercare has been fantastic. Deficiencies that I've found are being dealt with swiftly, and the Customers Care Manager is friendly and professional. I have edited my review below to reflect recent experience. ----- I put a deposit down on a unit in a development in Coquitlam. The completion date was estimated to be "late fall" of 2021. We sold our house in the summer anticipating a move-in, as Woodbridge's Sales Coordinator continued to ensure us that the development was on track. We packed up and moved into a tiny one-bedroom, understanding that it's typical for condo developments to experience a bit of delay, especially during a global pandemic. In November, we received notification that walk-through invites were about to be sent out "in the coming weeks". We waited and waited and waited and heard nothing. I followed up, was given a tentative walk-through date in December. Days before said date, we still had not received any official notification. I followed up again, was told that they needed more time to "prep" my unit and would be pushing walk-through to "end of the month". I drove by the development and saw that they were using my ground floor unit as a construction office. Desks, computers, and file cabinets were set up inside not just in the living room, but in one of the bedrooms as well. The Sales Coordinator assured me that none of the appliances or toilets would be used by the construction crew, and gingerly reminded me that "as per the contract" they were allowed to use the unit however they see fit prior to possession. True, but not a nice thing to say to someone that's forked over tens of thousands of dollars in deposit. End of January 2022 we had our walk-through finally and in all honesty, aside from some minor cosmetic imperfections, the place looked great. However, we did find a half-used roll of toilet paper in one of the bathrooms, so clearly someone had been using the toilet. Also found scant urine stains on the side of the toilet. Feb 2022 we took possession and moved in right away. So far, we're pretty happy with the place and like I mentioned above, the aftercare has been impressive. But our experience leading up to possession remains a sore point. Our experience also isn't unique; I've had people reach out to me detailing similar accounts of frustration. ----- Takeaways for Woodbridge: - We wouldn't have minded the delays if they were communicated properly. Sending mass emails without much individual context isn't adequate. - Giving out concrete dates and then missing them is beyond aggravating. People have lives, and moving heaven and earth to meet the date only to have it pushed back yet again is NOT okay. - Advanced notice should be given to prospective owners if their units are being used in any way commercially or outside of the norm. - Don't promise things (brand new appliances and toilets) without sufficient research/evidence (knowing that construction crew had been using them).

I’d like to start off the review by saying even though we ran into some stressful situations and issues, my experience with Woodbridge Homes has been wonderful. Its been a long 3 years since purchasing this preasale condo back in 2019, but nothing beats finally getting to walk into your first home as homeowners. It’s naive to think something as large as a property purchase would go without having its fair share of issues. I was warned that buying presales would potentially come with many headaches and they did, especially for end-home users who plan on moving in. However Oana and the team at Woodbridge answered every phone call, replied to every email and did their absolute best to make sure our issues were dealt with or answered. A lot of the things were honestly out of everyones control and it’s something that every home buyer of any presale needs to remind themselves. I could sense the immense pressure the team felt to try and get everyone into their new home in a timely manner and they are still currently working on finishing the other building. Yes, there was some communication issues that lead to a frustrating time with our scheduling. However the amount of emails I sent to Oana with all my concerns and questions regarding delays, closing dates, time lines, utilities, strata, anything and everything you could imagine were always answered promptly and with kindness. It might not have been the answer we wanted to hear but like I said, a lot of this stuff I realized was out of our control and I was blown away with the customer care teams ability to ease our frustrations and reassure us they were doing everything in their power to accommodate our requests and get us into our new home with the least amount of stress. We even had a professional home inspector come do our walkthrough (something I highly recommend even if its a new building) to ensure that everything was 100% and he nitpicked EVERYTHING, I mean everything. He then came up with a list of deficiencies and after seeing the final product, we were happy to see that everything recorded as a deficiency was fixed! Down to the tiniest detail such as a missing screw cap in one of our cabinets. After getting our keys, we still had some more questions and certain things that came up. Kevin, the customer care manager answered all my questions and helped navigate the problems that sometimes come with moving into a new building. Everyone will always have their own opinion when it comes to customer care and service. You’ve probably read some good and bad reviews about Woodbridge but I know most people who have great experiences rarely write a review, its usually the ones who had poor experiences. Nothing wrong with that, everyone is entitled to their own opinion. Yes, theres definitely things that could be improved nonetheless, I just want to make sure that the people behind the scenes who I've been talking to for months, especially Oana, get the recognition they deserve. After finally meeting her in person during our key-hand-over, it was great to get the opportunity to thank her and the team in person as I know I sent a lot of frustrating emails with various issues and she was always able to address them. I’m sure some more things will come up as we enjoy our new home but I feel confident that the team will continue to be there for us if we need them. This was our first home and we were fortunate at the time of purchase to have the opportunity to really choose our developer and development. Nowadays, you are fighting with hundreds of other people for 1 single unit. I did a lot fo research on different developers and felt confident in putting our hard earned money into Woodbridges promise to bring us a beautiful home. Hopefully this eases peoples anxiety about a future or current purchase. There are good people that work for Woodbridge. I hope they continue to improve/grow and that others get to experience the same customer care we experienced and feel the joy of walking into their new home.
