The location is the only real advantage of this place. I wish they would have told us that they have ongoing construction when we made the booking. Not pleasant looking at scaffolding outside your window when you are on vacation. Parking is free but limited and very tight. Most of the staff is friendly with the exception of the lady who checked us in. Once you are in the room, they don't bother to answer your call.

The hotel's best feature is its location. It's a very short walk to the lake. Their room is clean, the staff are all so friendly and they have free breakfast and shuttle service from the airport to the hotel and vice versa. Kudos to everyone. ,

We stayed at the Royal Ann while my Grandpa was in the Kelowna hospital. The staff were very friendly and very accommodating with us. We had to extend our stay for a few days and they made it very simple. The hotel price was very reasonable, rooms were clean, morning breakfast was good. The location of this hotel is also very convenient for access to food, coffee, shopping, and the lake. We wouldn't hesitate to stay here again. Thank you for everything ?

I would give this hotel minus stars if I could. I would like to start with that fact that the actual hotel is fine - Housekeeping staff were great, rooms was clean and comfy and breakfast, although limited was good, and the location is amazing. However the attitude and unhelpfulness of the front desk staff was awful and insulting - when checking in the hold amount for the room of over $700 was placed on two credit cards when it should only go on one. We were lucky and we still had other funds on our credit cards but for other people this could have caused huge financial issues for their trip. When we spoke to the front desk they didn't care that they had held extra funds - not even a sorry. Three days after check out the hold was reversed as normal with only charge left being the price of the room, as normal. Four days after check out two new holds for the hotel totaling $1430 was placed on my credit card. When I contacted the hotel there answer was an email with no words just a screen shot. After some back an forth (in which the language in the hotels emails were condescending trying to explain how things work - i work for a luxury hotel i know how this works) I sent a screen shot of the charge and the date of the hold which they still kept denying - This hold is not necessary and does not have permission. But most of all the attitude of the hotel is hugely disappointing and horrific with a completed disregard for the meaning of customer service or for the fact that for some people, this situation could mean not being able to pay their rent.

Had a great experience. Very clean and updated. Internet was solid. Nicer than even the top known hotel chains I've stayed at. The location is perfect. Without hesitation, I'd stay here again.

We had the opportunity to stay at your hotel mid September for 3 nights over a weekend. On arrival we found the Front Desk staff to be very welcoming. We were very pleasantly surprised to have our room overlook Bernard Street, which we really enjoyed. Our room was very clean, comfortable and the bathroom was really nice. We enjoyed the continental breakfast included with our stay and found it to have a nice variety of muffins, sconce, fruit, cereals, coffee as well as a variety of juices. Everything was clean and tidy and the staff were very accommodating. Our entire stay was really quiet, restful, very calming and we really enjoyed our time at the Royal Anne. We are looking forward to visiting again soon.

Great location and clean rooms, but the reason I would return was the hospitality that Brett ( who I understand is the maintenance manager) paid forward. He witnessed me struggling to unload my Thule and vehicle and made sure myself, dogs and belongings made it safely to my room. Will definitely return to this establishment because of him

We loved our stay at the Royal Ann. Great location right downtown and dog friendly. Great value. The room was clean and had a higher end feel for what was a value price, and comfortable and quite despite the busy location. Super friendly staff. Good continental breakfast. The only issue is the parkade was only 6 feet so we had to park the truck outside in the back parking area. The area was monitored and we noticed security vehicles patrolling the area and all was good. Highly recommended this hotel and will stay here again next trip.
