★ ★ ★ ★ ★ Stay far far away from this appraiser. He has a class 1 personally of a dochebag, will not follow instructions and will do as he feels. Your not going to get what you pay for nor will he do a proper inspection. He'll ask in advance what you paid to make his life easy and may not even show up.
In the end he cost me 60k and the house deal fell through due to his incompetence. After all this I had to report him for FRAUDULENT CHARGES and currently in process of trying to have his licences revoked.
He'll call you down and say he only works for the big lenders but will happily take your money.
Stay away from him!
