★ ★ ★ ★ ★ I was referred to Sablok & Sablok, despite being far from downtown Vancouver where I am based, on the promise of reasonable fees. During the last 25 years, I have bought and sold many properties in Vancouver and have never experienced this situation. Just last year, my lawyer charged me $650 for a conveyance. During our initial consultation, Akash Sablok advised me that their regular fees were $999 but that he would provide me with a $100 discount. Given that this is significantly more money than my lawyer, I was surprised and concerned that this was questionable. Despite feeling like this was some sort of scam, I agreed to the amount in an effort to avoid returning to my bank and delaying the process. Much to my surprise and disappointment, I was ultimately invoiced $2,100 plus tax. This is wholly unacceptable and I feel as though the business seeks to take advantage of vulnerable individuals who put their trust in notaries. I tried to resolve this matter directly with Mr. Sablok, however, unfortunately this was unsuccessful. I accordingly plan on pursuing any means that are available and necessary in order to be reimbursed for the improperly invoiced amount – whether that is through a complaint to the British Columbia Society of Notaries Public and any other regulating professional association for B.C. notaries as well as commencing a civil action. This was my first, and undoubtedly my worst experience with any notary.

★ ★ ★ ★ ★ I used Akash at Sablok & Sablok to assist me in 2 real estate transactions. The first transaction was straight forward and completed in no time; based on that service I would have given Akash 5 stars. The second transaction was a bit more complicated and required the use of a lawyer in Alberta to provide the paperwork and I was meant to sign the papers with Akash. There were many downfalls on the lawyer's side in Edmonton, but also multiple areas for improvement I would have liked to have seen from Akash. He was difficult to communicate with, often not returning my phone calls or my emails. He made mistakes with the signing of the papers so I needed to re-sign on 2 different occasions. There was a complete lack of attention to detail and no sense of urgency or respect for my tight timeline because of the delays this all caused. When my father and I brought forward these concerns, Akash refused to acknowledge he was at fault for any of this. A process that should have only taken a few weeks took nearly 2 months. Given this I would not recommend Sablok & Sablok.
