Lived in a brand new Pratt build in Barrie. The amount of deficiencies they ignored and the quality of the build were beyond poor craftsmanship. Crooked walls, crooked cabinets, lifted floor boards, garage door constantly broken and left open 24/7. Had a major mold issue in our storage locker where we had to throw out over $8000 worth of belongings, from art to furniture and everything in between, due to moisture issues and known ventilation problems. Getting in touch with the Pratt Service Team is a total nightmare. Complained numerous times and were promised compensation until Pratt changed their minds… so after a year we moved down to Toronto, as far away from Pratt as possible. STAY FAR AWAY FROM ANY PRATT BUILD YOU WILL ONLY GET HEADACHES AND STRESS.

Pratt Homes is a top notch builder in Barrie. From my first experience with Susan and Cynthia to my design appointment with Jess and the amazing help of Stephanie at Head Office to my PDI appointment with Ramona. Every single person was amazing to deal with and they really do go above and beyond to make you happy. The end result was a beautiful home that I am so proud and grateful to call my own. Thank you from the bottom of my heart for making my home ownership dreams come true and for being so amazing throughout the entire process from beginning to end!! I will most definitely be recommending Pratt Homes to all my family, friends and work associates!

Terrible builder, would never recommend, the problems and issues are too many to list here. Deficiencies are in the dozens, service never gets back to you, still waiting over a year for PDI items to be resolved. Poor quality and absolutely no customer service. They take your money and disappear.

Service department is GARBAGE. No one responds ever, not by phone, not by email. I've been trying to contact the service department for over two months and I can't even get a single reply. Work that was suppose to be completed as part of our agreeement is still not done. My house closed in March 2020, it's almost 2022 and it's still not complete. I highly don't recommend this builder. I've been more than patient with them and it's just disappointing as they advertise that they're Barrie largest builder. What kind of builder doesn't respond? If you're reading and thinking of buying a house or condo...keep searching. It's in your best interest.

My negative review is really about the quality of the home and it comes down to poor workmanship and quality control. We purchased our first home in the Bear Creak Ridge subdivision and have been living in the house for nearly 8 months now, after our closing was extended. Before purchasing I read the negative Google reviews and thought that my experience would be different. I was wrong. The overall sales experience was great as most of the reviews mention, but the most important part is the actual product/house. There were major problems with our home that we discovered when doing our walkthrough. While most of the problems finally did get resolved. It was quite a stressful experience. It also doesn't help that the Service Team doesn't respond to emails within 48hrs and I'm left having to send follow up emails sometimes weeks later. Some of the major defects/problems we experienced for instance was missing insulation on the second floor (refer to the area show in purple in the image), and multiple significant ridges/humps in two of the bedroom floors, to name a few. The framers had to come back to fix the floor in the bedrooms. My question is: why weren't these issues identified and resolved by Pratt before closing? Why is it up to the homeowner to identify these major deficiencies. When I did identify the missing insulation as part of my walk through, I was told by the Service Manager in an email that the insulation issue would be fixed before closing, which it wasn’t until a few months later. There's really is no reason other than poor quality control and workmanship. My neighbors have had similar issues. My advise is if you have to buy a new build Pratt Home, make sure you hire a qualified building inspector to identify major issues before moving in because Pratt had left it up to me to identify these major issues. Would I buy another Pratt home again? Likely not. UPDATE: I have not received any reply/response from the Service Team after trying to get a hold of them for months via voicemail and several emails.

Do yourself a favour and avoid this builder. Buying a property is stressful enough, this builder just makes the experience worse. Not only did the sales team not inform us properly and had minimal knowledge of the properties they were selling, the problems only got worse when we moved in. The people working the service department don’t respond and when they do, are rude and not helpful. I have doors that were installed that are scratched and look old, water being trapped behind tiles in the ensuite shower, a sliding door that looks used and is not working. Even my FRONT door was not installed properly. Overall the work is patchy and looks like it was rushed and when you bring this up to the builder they tell you to be happy with what you got.

This is the third house that we have bought from a builder. The first two went fairly smoothly with minor issues that were addressed by the builders. The third house was a Pratt home. The experience has been awful. The Pratt service department works on the basis of β€œignore the homeowner complaints until they give up in frustration”. They are excellent on this front. I hope that other potential homebuyers read this and take my advice. Do not buy from Pratt.
