J	John Ross on Google ★ ★ ★ ★ ★ Lormel Homes can not be trusted regarding their Closing Dates. In May 2015 my daughter and her husband (at my encouragement) purchased a Carson's Creek town home in phase 2. The promised Closing date was one year later. Since that time Lormel has twice missed their commitment dates, and now sent notice that it is being pushed back to January 2018. 2.5 years to build a town house?? Yet they have pre-sold all of phase 3, while running 2.5 years behind on phase 2! Not very professional or reliable.

They are only concerned with closing sales and don't give a damn about you after they take your money. Lormel will find the cheapest way to fix an issue rather then fixing issues properly. They are full of masterminds that come up with brilliant excuses as to why things are done incorrectly or falling apart. Trying to have issues addressed by Lormel homes takes months and multiple people to fix small issues. biggers issues will just drive you insane with how things are dealt with and addressed. If Google would allow pictures I would put this builder to shame by uploading and showing the issues. Save your money buy else ware.
B	Bazimus Cheese on Google ★ ★ ★ ★ ★ Bought a home and things from our first year warranty are still not fixed and now they are saying that we are out of warranty and will not fix it. They have so much turnover that you explain an issue to someone and before you know it are explaining the same issue to another person. DO NOT BUY from this company!

They are the worst, the quality of the house is subpar, cheap materials, really bad framing and other important stuff, very important. They don't fix anything and are ignoring everything they have to take care of. If you have another option to buy go with a different builder if not, look for a different area or property.

Marketing team has attitude that they are doing favour by selling homes.. I enquired abt houses in bradford and in the same phase they have increased prices by 65k just like that. Useless company and untrustworthy company.. don't get in there web... stay away
V	Vaishakhi Doshi on Google ★ ★ ★ ★ ★ La Viva was Lormel first condo project. I think they have a lot to learn. The after sales people are nice but the company needs to do more research on the vendors. They came to fix my stairs three times for the same area and it is still not fixed! It seems a kid was given a hammer to nail the window trim since it was not straight. I can do better sanding so at one point I didn't even tell them to fix it because it seems they break one thing and fix another. The layout doesn't make sense since we can't open the second bedroom door all the way due to drywall. This makes it hard to move furniture. Overall I loved the kitchen cabinets, location, the unit itself and all the other finishes. Just the workmanship can really be improved. I didn't expect I would need to follow up so much.
G	Geo A A (Traveling mechanic) on Google ★ ★ ★ ★ ★ The houses are build very cheaply, the after purchase support is horrible. Everything we submit has been rejected by them. The concrete is starting to flake and they will not fix it. The caulking around the windows is already dry and gapping. That is only after two years. The garage doors are of such poor quality they are cracking and splitting. Sidings are gapping. Just poor quality all around.
