Horrible property management company. We hired them for our condo and it has been the worst experience of my life. The property managers are inept and vindictive. They try to screw the owners who pay them. Worst experience in over 20 years here.

I have been living in a building managed by kodiak for approximately six months and have had nothing but issues with them during that time. Noise complaints often are not dealt with and require two or more calls for them to actually go through. There have been issues with the buildings main door leading to a high pitched ringing noise to echo throughout the building which can be heard in every unit on the first floor. This happens at least once a week and it takes almost a full day until the issue is resolved only for it to occur again within a week. Each time we ask them to provide a permanent resolution to the problem and they refuse to do so. Empty threats are thrown at tenants regarding illegal parking and parking too long in visitor parking but nothing is actually done about it, only a passive aggressive email is sent out with no actual resolution. When I inquire regarding who to contact about the illegal parking they simply say that they will handle it but never actually do. Calls are simply sent to voicemail even with people in the office. Snow removal is done at irregular intervals, it takes days for them to come out and remove the snow. It can take days for the accessible parking to be cleaned and the parking lot is consistently an issue. The door to the underground parking lot has broken two times since moving into the building and it takes multiple days to have someone to come to fix leaving the tenants without access to their vehicles and the parking spot they pay for. Over the holidays, kodiak property management has been putting off these issues to avoid paying a higher fee until everyone is off holidays. The tenants are completely ignored over the holidays because of the high cost, something that should never occur. I would avoid any building managed by kodiak regardless of how nice it may be, the hassle of dealing with them is not worth the price paid for a unit. EDIT: as a follow up to my review, Kodiaks CEO did reach out for further clarification regarding the issues mentioned in my review. We were then met with a passive-aggressive email from a lady named Joel Czarny who stated these issues were not Kodiaks fault but rather our landlord even though the majority of our issues stemmed from problems in the common area which was Kodiaks jurisdiction. She asked for proof of our calls to the office and didn’t believe that we actually called their office at all. Eventually we came to the realization that kodiak would not be helping us and we were just beating a dead horse at this point. After talking to other tenants, we were informed that this behaviour was common from Joel and other people who worked at their main office answering their phones. As problems continued to occur, we were able to end our lease without a penalty. However, a month after moving out, we were still charged rent. When confronted with this, they were unable to provide an immediate refund and we had to wait over a full week for a cheque to come in the mail. It absolutely blew my mind and that we were still having problems even after we moved out of our unit. I strongly recommend avoiding kodiak at all costs if you are a renter.

Communication is key for the success of any business and it is my opinion that Kodiak Property Management does a great job of letting everyone know what is important for tenants! Keep up the good work.

I recently got switched over to a new property management company, I was very worried on what was going to happen but Kodiak reassured me that my home and I️ was going to be taken care of. Any questions or concerns I️ had they answered. I️ would recommend this company to anyone looking to rent or have a property managed by someone. They are very professional and have a good heart towards keeping the tenants happy.

We had decided to not hire Kodiak. They seem fine, but we made a different choice. Jason had our keys and even though he knew about our choice he was very communicative and cooperative in finding a way to return our keys to our intermediary. I feel like that act was a clear indication of a person who is concerned about the human element and not just the bottom line in terms of money.
