★ ★ ★ ★ ★ I consider Joe as a friend and realtor after the process me and my wife went through in buying our first home. Joe (recommended from a close friend) was our realtor for over a year while we looked for our perfect home. We were split between an older renovation and a new infill. When it came to older houses we felt he was very knowledgeable about both the renovation process along with an understanding of the specifics about certain vintages of homes. Then when we ended up buying a new infill Joe was just as knowledgeagle in the new home warranty and working with lawyers drafting up the contract verbiage to include our basement development. We worked well as team bringing ideas to the table and he was always open to extending our search. In the end we never felt pressured into buying something we were unsure about and Joe was always on our side even if it meant looking at over 30-40 houses. Great job Joe! Hope to work with you again in the future at some point.

Joe was very patient with us, he helped us every step of the way and made sure we understood the decisions we were making. In the end we got the house we dreamed of, for a price we were comfortable with, and had a great experience doing it. We will most definitely recommend Joe to any friends and family in the future.

Not only did we find EXACTLY what we were looking for in our new house for an even better price than we expected and in the neighborhood we wanted, we are selling our current home of 6 years (which he also found for us) for a price that we are absolutely elated with. Our new house took under a month to acquire and there was no pressure to buy at all until we found what was right for us. And, with so many houses in our neighborhood sitting for 80 days to 180 days (some even more) our current house sold in...get this, under 24 hours! Listed on Thursday, showing that night along with an offer! I cannot recommend enough the services of Joe Viani as he is the single most receptive and communicative sales person I have dealt with who truly takes his work to heart as well as our needs and wants. He understands the market as well as his clients and this always gives us the confidence in continually working with him. I am also very confident that the smiles we have on our faces will also be on yours if you choose to work with him. Thanks Joe for helping us find our dream home...again.

Joe helped my wife and me find our first house in Calgary. He had great knowledge and insight about the areas we were interested in and opened our search areas into regions of the city that we were unaware of. Joe is able to walk into a house and point out the positives and negatives within a few minutes and we grew to really trust his opinion.
We were looking for a very specific house and Joe was ALWAYS ready to set up appointments at a moment's notice, no matter the time of day and situation.
Joe isn't pushy and actually talked us out of a few houses that we liked for the wrong reasons (we were new buyers and were easily fooled by lipstick). He was always thinking 5-10 years down the road and analyzing how the house-in-question would show when we go to put it up for sale.
He has made lifetime customers with us and we look forward to working with him again.
