Alex Yang, dishonest. DO NOT DEAL WITH THIS AGENT!!!!!! It is a long story, and if you are thinking to deal with Alex Yang from HomeLife New World Realty, DON’T. I can only use one word to describe her, she is a liar and totally dishonest. Do NOT trust her!!! Here is the story. I don’t have an agent and I am a potential home buyer. Saw a sales sign of a propriety and contacted her. It is a one acer propriety asking for little over one million. One half of the propriety has an old run down house, when we look inside the house, it has mold in the basement. But we are not interested in the old house. The other side of this propriety has a half an acer land which we intended to build a new home for our retirement. We clearly explain to Alex of our intention several times during our on location meeting and she tentatively agreed (no objection) of our offer (verbally). I ask Alex if there was any problems building a new home on the empty land and she choose not to respond directly, telling me that she knew something. She kept avoiding answering me directly, and I gave her several opportunities. That evening, she wrote up the offer and sent it to us late in the evening (around 9;45pm). She then called my wife and forcefully walk my wife through the offer (eDocument) and wanting her to sign this document and telling her a $50K deposit has to be generated by the next day and give the chq to her. This eDocument has no details about the offer, just the intend to purchase agreement. We told her that we are not going to sign this document on line and that I will be contacting my lawyer in the morning. She then got mad at us and wanting my wife the sign the agreement and a $50K chq by tomorrow. I kindly inform her that we are not doing that until I get a chance to talk to my lawyer and she hang up the phone. The next day I contacted my lawyer as well as the city. My question to the city is about this land. Turn out this land is full of restrictions. It is in a flood plain zone and it is regulated by the conservation authority. There is no possibility to partial the land out. Below is the responds from the city planning department 90% of the lot is in the floodplain. • In order for new lots to be created, they need to demonstrate that the new lots are outside of the floodplain and they have safe access. • A Hydraulic Model for the floodplain is available from CLOCA if they want to update the existing model or try to determine if a minor cut/fill balance can be accommodated on the northern third of the lot to bring it entirely out of the floodplain. • The Hydraulic model was updated as part of the Pringle Creek Master Drainage Plan, so is fairly new. • The southern 2/3 of the lot is likely never going to be anything but floodplain. Driveways for houses built on the northern third cannot go through this part of the floodplain because it does not provide safe access. And we were close to losing a lot of money if I didn’t do my due diligent. contacted the manager and no return call. this is not a company you want to do business with!!!!
