Building a home with Hilton is something I deeply regret. The complete lack of care and empathy for people who trusted them with their hard earned money is shocking and shameful. Hilton Homes (Spencer) has refused to refund impact fees to countless families, and has decided to keep that money for themselves instead - money that is not theirs to keep! Despite countless requests from so many people to have their impact fees refunded, Hilton Homes does not seem to care. Their responses to each of these reviews is quite misleading and frankly meaningless, as there has not been much real action taken to give us what we want. As someone who is pretty familiar with builders in Manitoba and in Ontario - having moved from there, their response is appalling. The majority of builders HAVE refunded impact fees, EXCEPT Hilton. I would not recommend building through Hilton Homes to anyone, as they are pocketing hundreds and thousands of dollars worth of impact fee returns. That said, save your money and avoid the unnecessary stress, and build with a more trustworthy builder.

I am very disappointed about policy in this company. I had good experience with other builders companies- but this is the worst! In our contract I have " An expired Schedule I." How come is it possible? The whole contract is ok , but this part is expired. Hilton wants us to resign the contract on their condition,Β  they don't care about ours. Hilton doesn't want to give us the full emount of impact fee. I don't ask to give company's money. I am asking for my. Why I suppose to pay interest for this money. This is not fair at all. Think two times before buy the house with this company!!!

*****Please note in the builders response they have sent paperwork to refund a PORTION of the impact fee paid. They have not provided an explanation as to why they feel entitled to keep this portion. Their response below is very misleading as they have NOT agreed to pay the full amount that I am entitled to.***** We had a very up and down experience with Hilton. I cannot stress enough to do your research prior to choosing a builder to work with. If I could go back in time I would not have chosen Hilton. To start off we signed on the dotted line and a few weeks later we were told we could not build our home on the lot we had chosen. This took months to rectify. We made the deal in April, the change was not finalized until July and we did not break ground until November. This delayed our possession by months. Hilton could not solidify a possession date. It was an extremely stressful situation. If it weren’t for the production manager we would have been homeless. I will say he was fantastic and I am grateful that Hilton did have some great employees who do care about their customers. The owner however had a very poor attitude that came across as not caring for his customers. It was almost as if he was saying not my problem so deal with it. We were really unhappy with his responses and it left us feeling like we were not valued customers. Hilton has a poor walk through process. You will not be able to do your final walk through until the day you take possession. If there are any majors issues then you must live with them and work around their schedule to have them fixed. We are fairly happy with the quality of our home. We do not have any major complaints. We do however still have a few outstanding issues that Hilton has yet to rectify. They were identified during our initial walk through and were to be fixed within the next few days that followed. This did not happen. We have reached out a few times without a response. Our biggest issue and main complaint is regarding the impact fee. This was to be returned to the customers who paid for it- in full, including all interest and gst paid. Hilton has decided to keep this money and not return the full amount to their customers. There is no explanation as to why they are keeping it. This leads me to believe they are doing so for their own greedy gain. This is unethical and very upsetting as we put our trust in Hilton when making the decision to build with them. The majority of builders in Winnipeg have already refunded their customers in full or have committed to doing so - regardless of what their contract states. Some builders have hand delivered cheques to their customers. Hilton is the only builder who has decided to keep this money for themselves. In some cases they have agreed to refund a portion of the impact fee. They claim they will send documentation out to sign in order to claim your portion. However we still have not seen any documentation. In closing, my overall experience with Hilton was not positive. If and when we decide to build again we will not be choosing hilton. I strongly recommend doing thorough research prior to choosing your builder. There are a lot of builders in Winnipeg and you want to choose an ethical builder that you can trust.

I encourage you to read all of the reviews of Hilton Homes. The bottom line is when it comes to a builder that is willing to profit and put hundreds of thousands of dollars into its own pocket off the backs of its customers, is this really someone you want to have a relationship with in building the most important asset you will ever own - your new home? The failure of Hilton to refund the Impact Fee when almost all other major Winnipeg builders have done so is shameful. Hilton customers have shared that Hilton is using legal technicalities to deny refunding these fees when other builders who also had clauses that allowed them to keep fees returned them. I guess Hilton hasn't heard of the concepts of corporate social responsibility, ethics and simply doing the right thing. Again, if you had a choice, based upon knowing this fact alone, would you choose Hilton over any of these other builders who have done the right thing and refunded these significant fees in full? Having now had this experience with Hilton, I personally would not, and will not recommend Hilton to anyone I know that is planning to build a new home. The message is clear, you and your family are not important - only the MONEY! Disrespectful, cold, greedy and unfeeling, especially in these uncertain times, are adjectives that come to mind. This is a builder who has been approached in a respectful way to do the right thing and chose not to. As a result, I and other impacted Hilton customers will do our part to provide our opinions through word of mouth and social media...DO NOT TRUST HILTON HOMES!

We had a very pleasing experience building with Hilton homes. We received the house key`s almost a month early which was great for us. Almost every house plan we were interested in came from Hilton, they got good people in that department :). Mark (site supervisor) was very pleasant to talk with and allowed us very long walkthroughs which we loved! Once we moved in, Jay was very patient in explaining everything and assured us that we can get his help when ever we need to. The house itself is not perfect (which is expected), there are few issues with the exterior doors and some minor cosmetic deficiencies, however, Jay and his team addressing them one by one. There is also exterior work that will need to wait for the summer including the parking pad, but this is expected in Winnipeg weather. I would suggest them to improve their communication chain since we did found ourselves not sure who we should communicate with and ended up repeating the same thing multiple times. I will try to provide an updated review in a year or so... Overall I would recommend this builder. Update: after 3 years: First winter: both entrance doors are freezing all over. Was going back and forth with the builder - they would just say that this is normal for the winter and patch it a bit. Ended up fixing it myself, the door were installed out of level/plumb/square. We paid for flat ceiling all over the house. Witching the first year almost every wall had cracks in the corners between the walls and ceiling. Also cracks in some of the joints in the middle of the ceiling. Poor workmanship. Some of the exterior features where not complete during completion. In particular the pillar in the front entrance. Usually those are trimmed with proper moulding, but ours was finished we just metal flashing which looks bad and flimsy and does not match any of the styles around our neighbourhood. We are too tired going back and forth with Hilton Homes, just decided to take care of this ourselves. Overall, be prepared to fix a lot of the first year issues yourself since they will just drag you and if they end up sending someone to fix the issues it’s usually a handyman that patches the problem, not a professional that really fixes it.

The worst decision we have ever made to date was to buy a house from Hilton Homes. Since the possession we have been facing various issues resulting from their poor workmanship and flaws in their drawing. Hilton Homes does not fulfill the promises made by its managers and supervisors. Besides, this builder has not returned the impact fee refund which the other builders have gracefully refunded to their customers. They have a highly unprofessional approach. I would never ever recommend anyone to buy a house from Hilton Homes.

Have to say I regretted choosing Hilton built house. Like other people said, front and back doors frozen everyday in winter, not 100% sealing, so the temperature difference between inside and outside makes doors frozen. If you build your house with Hilton, make sure to read their landscaping requirement. They only allow rock on the two side of the house and you have to sod the boulevard as well. My land is higher than my neighbor, the rocks keep falling down, hard to walk. I don't understand that, it's my house, my property, why should I follow their rules. And they want me to sod the boulevard, otherwise they will do it and deduct from my landscaping deposit. I phoned 311 and they sent someone here to see the boulevard, and they told me my boulevard is all good, no need to sod it again, I can tell builder I don't need to sod as per city. I explained to Hilton but they don't care, they still saying I need to sod it if I want my money back. The guy did the boulevard landscaping for me said it's the first time he saw a builder requires house owner to sod boulevard. Will never recommend Hilton to anyone, it's the worst I've ever known.

I have lived in a Hilton Homes home for the past five years. Our home is beautiful and well-constructed, and we have had no issues whatsoever with any of the work that was done for us. Hilton Homes was very responsive to the changes we wanted to make to our original design, and helped us find the best tiles, fixtures and flooring available. Everyone comments on our fireplace tile work. Caroline was very thorough in helping us with the interior design, and the guy who does the walk throughs was very polite. I would happily recommend Hilton Homes to anyone who is looking for a new home build in Winnipeg.
