Buying or selling a home is likely one of the biggest financial transactions of your life. While we do offer this convenient solution, we also do think it is important to meet face to face and you are always welcome to meet in person at our office.

What you need to know about Virtual Signing of Real Estate Closing Documents

In light of the Covid 19 pandemic, it is not in the public interest to meet in person to sign documents required for Land Title Transactions in Alberta.   The Government of Alberta is temporarily permitting land title documents such as Transfer of Lands and Mortgage Documents to be signed & witnessed remotely. 

This is not an electronic or digital signature process. Original documents must be signed and witnessed by video conference and original signed wet ink signature documents must be returned to the lawyer by courier prior to the closing. 

Our meeting will be through video-conference i.e live two way audio and video.  The video conference will be recorded and I will be retaining a copy of the recording for my records.

The video platform being used has a high risk that your personal information may be intercepted or disclosed to third parties.  I cannot control the safeguarding of your information through these platforms.   This type of meeting is not secure in the same way as a private appointment at my office which by the way is preferred.

Meeting Rules

We are required to follow these rules in order to sign the documents virtually or do a remote signing of your real estate closing documents.

During the Meeting

  1. Please ensure you have a secure internet connection, preferrably a home network vs a public network.
  1. The entire meeting must be conducted in one session without interruption.  We will have to restart the meeting if the session is interrupted.
  1. We must be able to see and hear one another throughout the video conference.
  1. You will be required to confirm that no one else is in the room with you and you will be required to provide a sufficient view of the location so I can identify who is present with you. Please be in a quiet place preferably with no children or pets present.
  1. You will be required to show the same ID you sent me prior to the meeting at the beginning of our meeting.
  1. You must have the printed package in front of you.  I will have the identical copy on my screen.  You will need to confirm that the documents you have printed match the documents on my screen by initialling the bottom right corner of each page.
  1. I must be able to see you actually sign the document.  If you are able you must send a pdf version or photograph of the signed documents to me immediately after signing.  Otherwise, you may hold up the page to show me that you have signed the document.

After the meeting

  1. The original documents must be returned to me by courier.
  2. I will send you copies of the documents completed with the remaining signatures.

Roselina was fantastic. I called her on the afternoon of December 6th b/c the lawyer I had lined up for the sale of my condo in Airdrie told me moments prior he was not in the office of the day of my closing. Do you know how many law firms close early on Fridays? Well let me just say she was the 1st one on the list that was open when I Google Real Estate Lawyer Edmonton. As I read her website and saw she offered early evening appointments I thought this would be perfect as my husband works for the city and does not have a set schedule. She was very responsive when I called or sent her an email. I have never sold a home before so I was clueless on the process. My husband visited her office prior to my visit based on his schedule and I was there on Friday the 13th to sign my portion. I signed the paperwork and gave her my bank draft and was there maybe for 20 min. When we are ready to purchase a home here in Edmonton we will use her again 100%!

I found Rosalina online when searching for a real estate lawyer to help close my first home purchase. People tell me buying your first home is one of the most stressful times in your life? Not true! I had my home picked out, mortgage ready to go, and Rosalina and her team took care of everything else. I barely thought about - or worry about - anything regarding the whole closing process. They took care of everything, and next thing I knew, it was time to pick up my keys :)

Hired Rosellina for legal services when I purchased a property. In my opinion, her prices were competitive; however, her customer service and communication skills are less than satisfactory. She was late for meetings, failed to return phone calls, and was not prepared when I did manage to get a hold of her. I also had to send her several reminders throughout the course of the job. I did not feel like I was dealing with a professional whatsoever. I will not do business with her again and I cannot recommend her services.

I requested Rosellina to be a notary to witness signings and explain mortgage contracts to clients. She was efficient at gathering documents and setting appointments with my clients, as well as effective in explaining contract law and ensuring everyone was on the same page. I will definitely use her services again. Highly recommend.

She was recommended by my mortgage broker to help me with the closings for my condo sale and house purchase. She is very efficient and knows her stuff. Great service and great price too. I had an issue with the seller of my new home. She explained my options and helped me make the right decision I was comfortable with. She was very patient with my questions. Very pleasant and easy experience that I was not expecting in dealing with a lawyer. Highly recommended if you are looking for a real estate lawyer in Edmonton.

She was even able to accommodate me resigning a few documents last minute to secure myself a lower interest rate. I try calling, I get a super fast paced introduction, that says a bunch of names very fast so its hard to understand. I choose reception and they end the call after 3 rings. No voicemail. How are you supposed to reach this office? -with 4 different attempts trying to reach the office, yes I stand by my review as others may give it praise however I had a poor experience, -- thank you for responding again, I still stand by my review. You pulled the logs to find the calls but never reached out to see if I still needed assistance. You posted the second call which was at 12:26, but ignored the previous call at 12:25. However I made the 4 attempts, and sadly found services elsewhere. Thank you for reviewing my response as it proves you are willing to check into something but I was still unable to reach you on that day and found services elsewhere thank you for the time you spent on this.
