A nice quiet bulding and neighborhood. The manager Magdelena is a friendly person and the maintenance on the the spot. Highly recommend for families.

NEVER NEVER NEVER RENT DUNEDIN HOUSE! THEY FAILED TO MAINTAIN PUBLIC HEALTH STANDARD! This company owns a renting property at 9910-104st in edmonton, alberta. here is my story below, At the beginning of September, I went to the property manager’s office to report a possible case of bed bugs in my unit. Based on bug bites on my legs. I requested the manager to send someone to resolve the issue. However, the manager denied my request and also demanded that nothing could be moved or take out of the unit. They also informed me the pest control specialist would only be available sept 24 2018 and if I were to use a 3rd party company, I would have to cover the charges. On September 19th, I scheduled Brian, who is a pest control specialist to do a brief inspection. After the inspection, he came to the conclusion that the causation was not bed bugs, possibly fleas. In addition, he informed he did not have the expertise to complete the diagnostic and recommend another pest control company. Thereafter, I directed myself to the manager’s office to let her know about Brian’s words. Also, to inform her that her pest control person would have to first identify what type of bug is causing the issue. So they could clean it accordingly. Afterwards, I found a pigeon nest on the balcony and informed them saying it could be one of the reasons. On September 21st I had Pest-force specialists come in to do an inspection. They said it could possibly be mites and that the whole unit was infested. The unit was non-habitable and the cleaning cost would be very elevated. So they suggested me to talk to my property manager first. Thereafter, I went to speak to the manager to inform her that both of the companies to whom I have talked to, none of them were able to confirm 100% the causation and that she really had to contact her pest company to resolve the issue. Also told her that September 24th the Monday, when the her pest company would do the inspection, I would be free during my one hour lunch break to go back and provide anything if needed. Also I could be reached by phone or email. On September 24th, I did not hear anything from the office, so I went to the office the following day to talk to her. She said that I will be fined the exact value of $175.00, since my room was β€œnot prepared”. So I asked her what type of room preparation do you need to identify a bug. However, she diverted and would not answer. She the rudely informed that the room wouldn’t be cleaned until the fine gets paid. Afterwards, I inquired if anything was found in my room. Her response was β€œwe found poo poo!” I have filed a complaint to Residential Tenancy Dispute Resolution Service. the office manager was scorning when I bring the notice of hearing to her.

So you've been looking for an affordable option downtown. Check right in. You will be offered a sweetheart deal at the beginning of your 1 year lease, but after that, be prepared for the increments. A studio unit can jump to $885 after the first year. Noticeably, the unit sizes are not advertised, but once you enter, you will have the luxury of your bedroom, kitchen and dining room all in one place! No more complaining of having to walk from the bedroom to your kitchen, as you would be able to open the refrigerator while lying on your bed. And not only that, that same refrigerator will more than likely double as a white/ black? noise emitter. Best of all, if you are a more mature occupant, would be the throngs of young students in the building. Not that there is anything wrong with that, but you will be treated to their late night, sometimes drunken traffic in the hallways. If you prioritize quiet, be prepared to have that dream swept away in bedlam. And even when these youthful occupants do "settle" in their units, just hope you don't have to hear their loud outbursts through the paper-thin walls. The sound travels faster than an Edmontonian fleeing the Canadian winter for the warmth of Mexico. You may complain about the nuisance, and while the management may attempt to address it, it's the norm there to be awash in disturbances. Management--ah that wonderful set up. The lower management will do their best to address your concerns. As you go higher, however, you will be met with a well-oiled excuse machine. It's relentless--trying to persuade you that it has your best interest at heart, that it has installed some of the most modern appliances for your comfort (even if your tap knobs are broken, door locks are outdated, window blinds are prehistoric etc.). Did I say machine? Perhaps ostrich with head in the sand is more appropriate. And as you step proudly into your suite, watch that door behind you. It will crash into place with its thundering melody. The sound will pulsate through your body and reverberate through the length of the floor. You can say the door functions as, and gives the "vibe". Don't miss out, Dunedin is as special as you expect.

I am giving them a five star just because of their fantastic building manager, Magdelina. I lived there for three years and every time I requested a maintenance service/ or any other request, Magdelina was on top of everything. The building is old, not all the neighbors are friendly, but at the end of the day you get what you paid for....

I've lived many places, and I must say this is one of my favourites. The maintenance crew is very quick to resolve any issues that need immediate attention, and the office manager Magdalana is just a gem. I've had zero problems since moving in and i'm excited for the duration of my stay. Side Note: I have no idea what people are complaining about. The elevators don't make any noises... My suite is right next to the elevators and i've never heard a peep.

I have been so impressed with Dunedin property from the first impression through moving out. They are very hands-off when it comes to showing properties. I found my apartment online and called the manager for view appointment, then when I showed up, The manager, Magdalena was so nice in explaining everything in details and promised us with some changes. Indeed, when we moved in we found everything was clean and replaced and the apartment looks great. Regarding the manager, you can not imagine how nice she is. She is caring a lot about her tenants and trying to help them at any expense. You are the best manager I had ever dealt before. Thanks for being awesome! .

I’ve been living here for half a month and so far, so good! The building manager, Magda, is great. She’s super funny, accommodating, and takes care of the building super well! My suite is dead quiet 94% of the time, and the other 6% there is slight noise but is extremely minor and I am so happy with how quiet it is. :) I hope to interact a lot more with other residents once there is no danger, but for now people are respectful and kind. Love the convenience store below as well!
