6 months without a properly working toilet. Several requests .

Awful, dirty and very run down. Building itself is in very poor shape. Son and daughter in law were supposed to move in and the suite was atrocious - rotting hole in the kitchen counter; broken handle (actually no handle) on the old refrigerator; carpets smelled like wet dog and were stained even after being professionally cleaned. Stay away!!

The first night I moved in I had to call the police because there was a domestic assault in the apartment down the hall from me and a little girl was involved. That was nice - luckily nobody was hurt. After this numerous issues in the apartment surfaced that were NOT properly handled by the management co. The one that comes to mind was the continous bubbling of our kitchen sink, after repeatedly complaining they finally sent the jack-of-all trades in who simply checked the apartment upstairs and poured draino down the sinks. That didn't help and it continued happening. We insisted that they call a plumber and when they finally did (but very reluctantly) the plumber found a GARDEN HOSE shoved down the sink from the above apartment. Yes, A GARDEN HOSE. Good work jack-of-all trades! If you want to move into a place that will motivate you to move out as quickly as you moved in, this is your place!!

We have been very happy here since we moved in a few months ago. The apartment was freshly painted and they put in a new stove for us. They also fixed the leaking sink within one day. We have a good sized balcony and great attached storage room.The complex is older but it is much larger than new condos. It is well maintained and clean. The rent includes heat and hot water which is a bonus. The landscaping is beautiful with mature trees, and there are so many beautiful birds here! Bushtits, juncos, chickadees, northern flickers, etc. It's a great location between Ironwood mall and Richlea center. Minutes to the 99 highway. The 403 Bus is a four minute walk and this 10 minute ride connects directly to skytrain to go downtown. We use the gym and look forward to the outdoor pool in the hot summer months. Behind the complex is Southarm park where there is a community center, an off leash dog park, a outdoor swimming pool, tennis courts and walking trails. It's quiet too here.

Where do I begin I wouldn't even give it one star but Google doesn't allow it, it's been the worst rental experience of my life! Moved in during the winter place was super cold, had the heat cranked and couldn't get it over 18 degrees. We immediately complained and they came and checked, the maintenance guy said there was nothing wrong with the radiant heating and that this was just the way it was and that there was nothing that could be done. Maybe if the cheap owner would take out the crappy windows in these places and put in some better ones the place would stay cool in the summer and warm in the winter. You can literally see the blinds moving from the draft coming through the windows! The place was dirty when we moved in, had to get them to come back in and clean the oven because it was filthy. The kitchen sink knobs turned the wrong way and the faucet was constantly dripping. The kitchen counter was rotting too! The carpet smelled terrible and looked like it was never cleaned but we were assured it was...hmmm maybe time to replace it then. The outside steps were falling apart and took them TWO years to fix! Took people falling and slipping in the parking lot for them to finally hire people to come clear the ice and snow in the winter. The washer and dryers suck, and are barely ever working and when the do they don't clean or dry well, but they charge $5 a load! They charge for parking in an area where there is no pay parking on the streets LOL. Ridiculous! All they care about is money but won't fix anything and when they do it takes forever and it isn't done properly. The front door handles to the building have been missing for months, I've almost sliced my hands open on the rough metal on numerous occasions. Our oven broke and it took them over a month to get us a new one. We had to keep calling and asking where it was only to be told lies that it was ordered and would be coming later in the week...never happened. Finally was sick of it and told them I wanted it by the end of the day or I would be filing a complaint against them, one miraculously appeared within the hour! The office staff currently working for them do nothing all day I see them continuously walking around the grounds together smoking and talking or smoking and sitting on the fountains. There is a family down the hall from us that smokes in their suite and they do nothing about it, it's disgusting! The place is a dump, don't move in!

The office staff is really helpful and kind, especially Jessica. They are very good and understanding if you have pets in your family, even big dogs. It's one of the few places, if any, you'll find that allows big dogs in the Richmond area. We rarely had any problems with the functionality of our apartment or appliances, and if we did, it was taken care of right away. The neighbourhood is beautiful with lots of trees and shrubs, pretty much everyone in our building/neighbours were really great and kind people. Would highly recommend this place :)
